RESOLUTION NO. 770
OF THE ARCHITECTURAL AND SITE APPROVAL COMMITTEE
OF THE CITY OF CUPERTINO RECOMMENDING APPROVAL
OF PERIMETER FENCING FOR THE NORTH PROPERTY LINE
OF A RESIDENTIAL CLUSTER DEVELOPMENT.

LOCATION OF PROPERTY: Northwest corner of Homestead Road and North De Anza Boulevard
FINDINGS:
The Architectural and Site Approval Committee finds as follows with respect to this
application:
1. That the proposed fencing configuration represents an overall improvement
to the appearance and property value of the subject development and the
adjacent condominium homes to the north.
CONDITIONS OF APPROVAL:
1-8. Architectural and Site Approval Standard Conditions to the extent that they
do not conflict with the special conditions enumerated herein. In the
event a conflict does exist, the special conditions as enumerated herein
shall apply.
9. That the recommendation of approval is based upon Exhibit G of this
application except as may be amended by special conditions contained herein.
10. The applicants shall construct the proposed grapestake fence sections as
depicted on Exhibit G; the proposed "alternative fence at north property
line" depicted on Exhibit G is not approved.
11. The proposed textured treatment for retaining wall section may be applied
to both sides of the wall, subject to staff approval.
12. Exhibit G shall be revised at the building permit level to require installation
of three 8 ft. precast sound wall sections along the north property line of
Lot 54. Top of wall elevation shall be equal at the northeast corner of Lot 54.
13. Grade breaks of 6 inches maximum or less shall be permitted between adjoining
individuals fence or precast wall sections.

Architectural and Site Approval Committee of the City of Cupertino, State of
California, by the following roll call vote:
