HomeMy WebLinkAboutASAC Reso 769HC -51,442.1 RESOLUTION NO. 769 OF THE ARCHITECTURAL AND SITE APPROVAL COMMITTEE OF THE CITY OF CUPERTINO RECOMMENDING APPROVAL OF SITE, ARCHITECTURE, LANDSCAPING, GRADING, AND LIGHTING FOR CONSTRUCTION OF A MINI -STORAGE WARE- HOUSE COMPLEX WITH CARETAKER'S RESIDENCE. PROPERTY OWNER: Frank and Dorothy Zeszutek APPLICANT: Dividend Development Corporation ADDRESS: 3600 Pruneridge Avenue, Santa Clara, California 95051 LOCATION OF PROPERTY: Adjacent to and southerly of Freeway 280 right of way and easterly of North Blaney Avenue. ------------------------------------------------------------------------------ FINDINGS: The Architectural and Site Approval Committee finds as follows with respect to this application: 1. That the proposed mini -storage complex is harmonious in design and scale with the adjoining residential neighborhood. CONDITION OF APPROVAL: 1-8. Architectural and Site Approval Standard Conditions to the extent that they do not conflict with the special conditions enumerated herein. In the event a conflict does exist, the special conditions as enumerated herein shall apply. 9. That the recommendation of approval is based upon Exhibits A 1st Revision, B 1st Revision, B-1, C, D 1st Revision and E of this application except as may be amended by special conditions contained herein. 10. Outdoor storage on the subject site of vehicles, boats, or personal property shall not be permitted. 11. Final configuration of the emergency access route from Olivewood Avenue shall be subject to staff review at the building permit level. 12. Exhibits B 1st Revision and B-1 shall be revised at the building permit level to include block wall with flat grouting and textured paint closely resembling stucco on all walls which are adjacent to public or private thoroughfares. 13. Final arrangements of plantings on the fill slope adjoining the east edge of Blaney Avenue, as required by Condition 18 of Planning Commission Resolution No. 1776, shall be subject to staff approval at the building permit level. 14. The development lighting plan shall be revised at the building permit level to eliminate fixtures on the south elevation of Building A. The staff shall have authority to review exterior lighting following occupancy of the complex, and to require satisfactory correction of any off -site lighting intrusion problems. 15. Prior to issuance of building permits, the applicant shall obtain Architectural and Site Approval of a comprehensive sign program for the subject development. -16- HC -51,442.1 RESOLUTION NO. 769 (continued) 16. Exhibit C shall be revised at the building permit level to include shrubs within the 3 ft. planter adjacent to the north elevation of Building A. 17. Exhibit A 1st Revision shall be revised at the building permit level to include one on -site public parking space, the location of which is subject to approval of the Traffic Engineer. 18. Prior to issuance of building permits, the applicant shall present to staff documentation from the Santa Clara Valley Water District approving plantings and building roof overhang within the dedicated easement required by Condition 16 of Planning Commission Resolution No. 1776, and permitting direct storm drain outfall to the Flood Control Channel adjoining the subject property.
