This letter confirms the decision of the Administrative Hearing Officer, given at the meeting of
December 4, 2025; approving a Tentative Map to allow the subdivision of one parcel into two separate
parcels and associated CEQA actions. Additional permit approvals include Minor Residential Permit for
second story balcony at a new two-story single-family residence and Tree Removal Permit for removal
and replacement of ten protected trees. (Application No(s).: TM-2024-002, RM-2024-026, TR-2024-040:
Ben Engelman (Property Owner); Location: 10621 Madera Drive; APN(s): 357-35-061 according to
Resolution No(s). 154, 155 and 156.
Also, please note that an appeal of this decision can be made within 14 calendar days from the date of
the decision. If this happens, you will be notified of a public hearing, which will be scheduled before the
Planning Commission.
