Additions to single-family homes will occur with increasing frequency because there is limited land available for new homes and the cost of new homes is high. 2. Additions to single-family homes have impacts on the character of existing neighborhoods and in certain instances can adversely affect property values of surrounding property owners. 3. Second story additions can create a loss of privacy and excessive building mass which reduce the quality of life of surrounding property owners. SCOPE OF EVALUATION: The Architectural and Site Approval Committee recommends that the evaluation be limited to the following areas: 1. Techniques to ensure consistency of design and materials between additions and existing structures. 2. Methods to protect the privacy of property owners adjacent to proposed second story additions in existing single family neighborhoods. 3. Techniques to mitigate the mass of second story additions.
