HomeMy WebLinkAboutASAC Reso 1258ASAC 51,690.1 RESOLUTION NO. 1258 OF THE ARCHITECTURAL AND SITE APPROVAL COMMITTEE OF THE CITY OF CUPERTINO RECONNENDING APPROVAL OF A PARING LOT/STORAGE AREA AND LANDSCAPE PLAN FOR AN EXISTING BUILDING WITHIN A PLANNED DEVELOPMENT ZONE APPLICANT: Shirley Construction PROPERTY OWNER: Curt Shirley APPLICANT'S ADDRESS: 22347 Stevens Creek Boulevard PROJECT LOCATION: 10201 Imperial Avenue FINDINGS: The Architectural and Site Approval Committee finds as follows with regard to this application: 1) The proposed plan as amended is consistent with the Imperial Avenue Landscape Guidelines as listed within ASAC Resolution No. 1097. 2) The proposed plan as amended is consistent with the City's parking ordinance. CONDITIONS: 1-8) Standard Architectural and Site Approval Committee Conditions to the extent that they do not conflict with the special conditions listed herein. In the event of conflict, the specific conditions listed herein shall prevail. 9) The approval is based upon Exhibit A-1 of Application ASAC 51,690.1 except as may be amended by conditions herein. 10) The applicant shall comply with City Standard Development Conditions 1 through 15 except as may be amended herein. 11) Parking spaces shall comply with the City's dimensional standards for spaces. 12) Compact parking spaces may not exceed 33% of the total number of spaces on site. 13) Additional shrubs shall be incorporated into the landscape area adjacent to the proposed 6 -foot high fence. The intent is to eliminate the need for ground cover. 14) The landscape planter along Lomita Avenue shall be a minimum of 10 feet in depth from the back of the sidewalk. RESOLUTION NO. 1258 ASAC 51,690.1 JANUARY 26, 1987 PAGE -2- 15) The landscape treatment shall comply with the Imperial Avenue Landscape Guidelines. Final landscape plans shall be approved by staff prior to issuance of building permits. 16) The applicant shall construct a trash enclosure. Plans for the enclosure shall be approved by staff prior to issuance of building permits for any part of this project. Trash dumpsters shall be kept within the approved enclosure per Municipal Code Section 6.24.061. 17) Site lighting shall be approved by staff prior to building permits. 18) The applicant shall record a final map merging the existing parcels covered by this application prior to issuance of building permit for any construction on this site.
