OF TILE CITY OF CUPERTINO RECOMMENDING APPROVAL
OF SITE AND LANDSCAPING FOR REMODEL OF AN EXISTING
MULTI -TENANT COt1MERCIAL CENTER.

FINDINGS:
The Architectural and Site Approval Committee finds as follows with respect
to this application:
1. That the proposed landscape and site remodel will enhance the overall
appearance and improve internal vehicular circulation of the subject
commercial center.
CONDITIONS OF APPROVAL:
1-8. Architectural and Site Approval Standard Conditions to the extent that
they do not conflict with the special conditions enumerated herein. In
the event a conflict does exist, the special conditions as enumerated
herein shall apply.
9. That the recommendation of approval is based on Exhibits A, B, and Staff
Informational I of this application except as may be amended by special
conditions contained herein.
10. The following specification shall be noted on Exhibit B at the building permit
level.
a. Typical detail for handicap ramps.
b. Retain existing sidewalk around traffic signal perimeters to ensure
pedestrian access to crosswalks.
c. Retain existing sidewalk in vicinity of post office mail box to permit
adequate pedestrian movement.
d. Retain existing sidewalk in bus stop vicinity for future bench or shelter
facilities.
e. Partial site plan detail shall be modified to reflect 26' two-way isle
width and an end condition as per Staff Informational Exhibit I.
f. Stevens Creek Boulevard sidewalk configuration shall be revised subject to
approval by the City Traffic Engineer.
11. Trash enclosure details for Straw flat Pizza facility shall be submitted for
staff approval at the building permit level.

12. The location of existing concrete wheel stops adjacent to Stevens Creek
Boulevard shall be retained. Said wheel stops shall be replaced in favor
of concrete curbing.
13. Subject to staff approval a revised landscape plan shall be submitted at
the building permit level. Said plan shall reflect the following conditions:
a. An approximate increase of 20" to streetscape buffer width, and
subsequent intensification of planting materials for the landscape
strip. Shrubbery materials located in said vicinity shall have a
minimum growth characteristic of 3' in height.
b. Juniperus C. Aurea shall be deleted in favor of planting materials with
a minimum growth habit of 3' in height.
c. Bark mulch shall be replaced with ground cover.
d. An intensive planting program for existing landscape nodes at Stevens
Creek Boulevard driveway entrances shall be prepared.
e. Landscaping materials shall be incorporated into vicinity of deleted
driveway.
f. Landscape screening shall be provided for existing fire sprinkling
equipment.
14. A plan detailing planting removal and replacement measures during planter
box height adjustment shall be submitted for staff approval at the building
permit level.
