HomeMy WebLinkAboutASAC Reso 835HC -51,466.1 RESOLUTION NO. 835 OF THE ARCHITECTURAL AND SITE APPROVAL COMMITTEE OF THE CITY OF CUPERTINO RECOMMENDING APPROVAL OF SITE, ARCHITECTURE, LANDSCAPING AND LIGHTING FOR AN OFFICE COMPLEX IN A GENERAL COMMERCIAL ZONING DISTRICT. PROPERTY OWNER: Don Bandley, Joseph & Rose Arata APPLICANT: Prodis Associates, AIA, Inc. ADDRESS: 1855 Park Avenue, San Jose, California 95126 LOCATION OF PROPERTY: East side of De Anza Boulevard. FINDINGS: The Architectural and Site Approval Committee finds as follows with respect to this application: 1. While the Committee understands the intent of General Plan Policy to create vehicle circulation links between adjoining properties, configuration of the present lot and existing conditions of congestion at Bollinger Road do not warrant implementation of cross circulation easements with the property to the north as originally provided under Condition 12 of Architectural and Site Approval Committee Resolution No. 435. CONDITIONS: 1-8. Architectural and Site Approval Standard Conditions to the extent that they do not conflict with the special conditions enumerated herein. In the event a conflict does exist, the special conditions as enumerated herein shall apply. 9. That the recommendation of approval is based on Exhibits A, B, B-1, B-2 and C of this Application except as may be amended by special conditions contained herein. 10. Parking stall and aisle dimensions portrayed in Exhibit A of this application shall reflect minimum specifications as contained in the City of Cupertino's Standard Details. Written dimensions shall take precedence over scaled measure- ments of parking stalls and aisles. 11. Review and approval of the proposed landscape planter adjacent to the De Anza Boulevard entrance shall be considered at such time as the signing portion of the application is submitted. 12. Trash enclosures located on easements shall be reviewed by the Cupertino Sanitary District prior to issuance of building permits and relocated if necessary. The applicant shall provide details of the trash enclosure materials and design at the building permit level. 13. The center line of the 84" reinforced concrete pipeline shall be located and labeled as a facility of the Santa Clara Valley Water District. No structures of deep root trees shall be allowed within 18' of the center line of the subterranean pipe on either side. 14. The final landscape plan shall be submitted at the building permit level; the -1- HC -51,466.1 RESOLUTION NO. 835 (continued) plan shall include the addition of planting materials to be located within the 15' setback area of the northeastern portion of the site. A series of trees shall be planted along the east building wall to provide visual relief to this aspect of the structure. 15. The Architectural and Site Approval Committee or its staff shall retain authority to review lighting intensity of any exterior fixtures approved under this application and to require correction of offsite intrusion impacts. 16. The signing portion of this application is continued to a date uncertain. 17. Prior to release of building permits, the applicant shall record an agreement approved by the City Attorney providing for reciprocal ingress/egress parking easements at such time as the City can require same from the adjoining property owner to the south.
