HomeMy WebLinkAboutASAC Reso 626HC -51,385.1 RESOLUTION NO. 626 OF THE ARCHITECTURAL AND SITE APPROVAL COMMITTEE OF THE CITY OF CUPERTINO RECOMMENDING APPROVAL OF SITE, ARCHITECTURE, LANDSCAPING, GRADING, LIGHTING AND UNDERGROUNDING OF UTILITIES FOR A 106 -UNIT TOWNHOUSE COMPLEX AS INDICATED ON EXHIBITS A, B, B-1, C 1st REVISION, C-1 1st REVISION, C-2 1st Revision, C-3 1st Revision, C-4 1st REVISION, C-5 1st REVISION, C-6 1st REVISION, C-7, D 1st REVISION, E and E-1. PROPERTY OWNER: Edmund F. Schnieders, Jr. APPLICANT: Edmund F. Schnieders, Jr. ADDRESS: 405 South Beverly Boulevard, Beverly Hills, California 90212 LOCATION OF PROPERTY: Northwest corner of Homestead Road and North De Anza Boulevard CONDITIONS: 1-7. Architectural and Site Approval Standard Conditions. 8. That the applicant shall submit a plan to preserve the seven trees .designated on Exhibit C-2 1st Revision. The plan shall be prepared by a licensed landscape architect and shall detail the impact of the proposed landscaping and construction activity near the trees and detail any special provisions necessary to insure the long term survival of the trees (e.g. care during and after construction). Additionally, the plan shall provide for barriers to be erected around the drip line of each tree prior to grading. The barriers shall remain throughout the construction period. 9. Swimming pool facilities will be located as resubmitted on Exhibit C-7. 10. Adequate screening along the project's common boundary lines with the I.O.O.F building and Mobil Oil Service Station site shall be as provided on Exhibit C-1 1st Revision. 11. Onsite grading will be subject to Public Works Department staff review and approval at the building permit stage. 12. Pad heights for those units adjacent to De Anza Boulevard will be set as low as is feasible consistent with sound engineering practice, and will be subject to final review by staff. 13. All units in the project will be equipped with roll -up type garage doors, with automatic opener units provided on those units designated by staff at the building permit stage. 14. Design of the fence along the westerly property line shall be subject to review and approval by staff at the building permit stage. 15. The staff shall conduct final review of landscaping proposals as shown on Exhibit C-1 1st Revision to assure compliance with Committee findings. -1- HC -51,385.1 RESOLUTION NO. 626 (continued) 16. All varieties of pear trees installed in the project shall have vines planted at their base. 17. The applicant will assume responsibility to irrigate all plantings directly associated with the project which are installed in the public right of way. 18. The lighting shall be subject to staff approval at the building permit stage. Light intensity shall be subject to review after installation.
