HomeMy WebLinkAboutASAC Reso 609HC -51,075.40 RESOLUTION NO. 609 OF THE ARCHITECTURAL AND SITE APPROVAL COMMITTEE OF THE CITY OF CUPERTINO RECOMMENDING APPROVAL OF A SIGN PROGRAM FOR SHOPPING CENTER AND DIRECTIONAL SIGNS ON PHASE I OF THE EXISTING VALLCO FASHION PARK AS INDICATED ON EXHIBIT F-3 AS PRESENTED AT THE MEETING BY THE APPLICANT. PROPERTY OWNER: Vallco Park, Ltd. APPLICANT: Vailco Fashion Park ADDRESS: P. 0. Drawer V, Cupertino, California 95014 LOCATION OF PROPERTY: Easterly and westerly of Wolfe Road between Route 280 and Stevens Creek Boulevard ZONE: P (Planned Development with a Regional Shopping Center Commercial Use intent) FINDINGS: The Committee finds that the criteria for granting of a sign exception as stated in Section 10.4 of the Sign Ordinance, are fulfilled in this application due to the size of the development and the need for reasonable and safe circulation throughout the site. Also, the proposed modification constitutes a reasonable variance from the Sign Ordinance which is in the public interest and welfare. CONDITIONS: 1-7. Architectural and Site Approval Standard Conditions. 8. That the location of all signs within the public right of way and 40 ft. site triangles or within any traffic view corridors shall be reviewed and approved by the Engineering staff at the building permit stage. This shall include all of the perimeter signs. 9. That the signs D-1/1 and D-1/2 shall be modified to delete the lower panel which indicates the specific store orientation and arrows and replaced with the wording "all stores" and an arrow indicating the location of the entrance. 10. That the sign labeled D/16 located at the westerly terminus of Vallco Parkway adjacent to the residential area shall not extend above the final wall height along the westerly property line. 11. This application concerns only those centers/directional signs indicated under Phase I of Exhibit F-3. Phase II signs are not approved as a part of this application.
