Melissa Robertson, Administrative Assistant, declares as follows:
•That she is a citizen of the United States, over the age of 18 years, and that at all
times herein mentioned was an employee / agent of the City of Cupertino.
•That on March 3, 2026 she deposited in the United States Post Office, California, a
Notice of Public Hearing, a copy of which is attached hereto.
•That said mailing list has been provided by the Planning Department and lists the
owners of property who are entitled to Notice of Hearing.
•That on said day, there was a regular communication by Unites States mail between
Cupertino, California and the addresses shown on the attached mailing list.
I declare under penalty of perjury that the foregoing is true and correct.

NOTICE OF PUBLIC HEARING
NOTICE IS HEREBY GIVEN that the City Council of the City of Cupertino will conduct public
hearing on the matter described below in the Council Chamber in the Community Hall,
City of Cupertino, 10350 Torre Avenue and via teleconference.
APPLICATION NO(S): TM-2024-009, ASA-2024-015, TR-2024-044
APPLICANT(S): SummerHill Homes, LLC
LOCATION: 10857, 10867, 10877, and 10887 Linda Vista Drive
(APNs: 356-06-001, -002, -003, and -004)
DESCRIPTION: To consider a Tentative Map (TM-2024-009) and Architectural and
Site Approval (ASA-2024-015) for a 51-unit townhome-style
condominium development with the demolition of four single-family
homes, and a Tree Removal Permit (TR-2024-044) for the removal of
trees associated with the development. The project is located on
Sites 25 through 28 of the City’s Priority Housing Sites in the City’s 6th
Cycle Housing Element. The project utilizes Senate Bill 330 and
provisions of State Density Bonus law. (Application No(s): TM-2024-
009, ASA-2024-015, TR-2024-044; Applicant(s): SummerHill Homes,
LLC); Location: 10857, 10867, 10877, and 10887 Linda Vista Drive
(APNs: 356-06-001, -002, -003, and -004).
The Planning Commission considered this at its regular meeting on
February 24, 2026, and with a 3-2 vote (Rao and Scharf voting No),
that the City Council approve the Tentative Map (Resolution No.
2026-08), Architectural & Site Approval Permit (Resolution No. 2026-
09), Tree Removal Permit (Resolution No. 26-010) with amendments.
Environmental Recommendation: Statutory exemption pursuant to
Public Resources Code Section 21080.66.
HEARING DATE: Tuesday, March 17, 2026, at 6:45 p.m.
ADDRESS: Council Chamber in the Community Hall, City of Cupertino, 10350
Torre Avenue and via teleconference.
IMPORTANT NOTICE: If you wish to challenge the City Council’s action in court, you may
be limited to raising only those issues you or someone else raised at the public hearing
described in this notice, or in written or electronic correspondence delivered to the City of
Cupertino City Hall 10300 Torre Avenue, Cupertino, CA 95014 at, or prior to, the meeting.
Persons needing special assistance to attend the meeting under the Americans with

Disabilities Act should email cityclerk@cupertino.gov or call 408-777-3200 at least 48 hours
prior to the public meetings to ensure their needs can be appropriately accommodated.
