Subject: Service Repairs on (2) Pieces of H.V.A.C. Equipment at the Cupertino Library.
Dear Mr. Vasquez,
Thermal Mechanical had the opportunity to complete a walkthrough at the Main Library
Complex. The focus was to offer proposals for an Annual Service to be performed on the Laars
Roof Top Boiler and Water Pump #1, Leak Repairs. This Equipment is located on the same roof
top equipment pad.
In May of 2024 we offered a proposal to complete the repairs to Pump #l. The second look at
this particular pump that has been secured for some time, will change the proposal along with the
Scope of Work for Pump # 1 Repairs.
➢ The Pump will remain isolated
➢ Disconnect Electrically
➢ Removed from the Volute Section of the Pump
➢ Inspection of the Volute will take place
➢ The Pump will be Field Inspected
➢ At this point, if the Pump appears to have major component damage, we will have to alter
our proposal and include a New Pump
➢ If Repairs can move forward, the Pump will be removed from site for shop repairs
➢ Once the needed repairs are complete the Pump will be returned and reinstalled on site
➢ The Field Shielded Insulation will have to be repaired on both pumps following Pump # 1
repairs and installation
➢ Site Insulation Repairs can only be offered as a Budget because full extent of the
insulation damage is not known at this time, we would Budget the Insulation Repairs and
Shielding at approximately $8,755.00 for both pumps, pictures indicate the extent of the
Insulation Damage

➢ The Pump Repairs, if they prove to be possible, following inspection would be priced at
$11,930.66
Annual Boiler Service, Laars Boiler: Model PI-11200EN09LBACJD, S/N C04DO2168 Scope of
Work:
➢ Secure and Cool Down of Heating Boiler
➢ Inspect Heat Exchanger
➢ Complete Cleaning Process
➢ Remove and Replace Pilot Assembly
➢ Inspect Water Side
➢ Inspect Flue
➢ Gas Valve and Safety Devices
➢ Test PRV & Relief
➢ Test Chemical Level
➢ Set Expansion Tank
➢ Complete Startup and Combustion Test
➢ Any Major Component Issues will require a follow up proposal
➢ Place Boiler back into operation
➢ Price to complete Annual Service is $9,543.18, parts and labor
In conclusion, looking at the (3) major items addressed in this proposal, with the understanding
that we have a couple of moving targets in the Pump Repairs and Insulation Issue, the Total Cost
for this Projected Work would be $30,228.84. We will work closely with your office as this
project moves forward.
