PROPERTY OWNER: Taro Yamagami APPLICANT: Cal Neon for Gregg Bunker ADDRESS: 1357 Kooser Road, San Jose, California 95125 LOCATION OF PROPERTY: Northwest corner of Saratoga -Sunnyvale Road and Wildflower Way ---------------------------------------------------------- FINDING: The Architectural and Site Approval Committee finds as follows with respect to this application: 1. That the proposed modifications will enhance the subject property. 2. That the proposal conforms with the General Plan. CONDITIONS OF APPROVAL: 1-7. Architectural and Site Approval Standard Conditions to the extent that they do not conflict with the special conditions enumerated herein. In the event a conflict does exist, the special conditions as enumerated herein shall apply. 8. The approval is based upon Exhibit C of Application HC -51,558.1 as may be amended by additional conditions contained herein. 9. The parking stall in the southwest corner of the site shall be eliminated and replaced with landscaping. The landscaping shall include one tree. 10. Two trees shall be planted within the landscaped area along Saratoga -Sunnyvale Road. 11. All trees shall be a minimum 15 gallon contained size. All shrubs shall be a minimum five gallon container size. 12. Applicant shall obtain a building permit prior to installation of landscaping. 13.
