RESOLUTION NO. 988
OF THE ARCHITECTURAL AND SITE APPROVAL
COMMITTEE OF THE CITY OF CUPERTINO, RECOMMENDING
APPROVAL OF A PERIMETER FENCE AND LANDSCAPING FOR
AN 18 -UNIT SINGLE-FAMILY RESIDENTIAL DEVELOPMENT.

LOCATION OF PROPERTY: North side of Stevens Creek Boulevard, easterly of Phar Lap Drive
FINDING:
The Architectural and Site Approval Committee finds as follows with respect to
this application:
1. The proposed fence and landscaping plans, as modified by conditions specified
below, are consistent with Conditions of Approval for this development.
CONDITIONS OF APPROVAL:
1-7. Architectural and Site Approval Standard Conditions to the extent that they
do not conflict with the special conditions enumerated herein. In the event
a conflict does exist, the special conditions as enumerated herein shall apply.
8. The recommendation of approval is based upon Exhibits B and C of Application
HC -51,530.1 except as may be amended by special conditions contained herein.
9. The retaining wall to be provided at the northeast corner of Phar Lap Drive/
Stevens Creek Boulevard shall be a maximum of 6 ft. above the adjoining sidewalk
grade. Said wall shall be finished in wood.
1O. The brick pillars, fence and wingwall shall match the design of an existing
fence located on the west side of Phar Lap Drive.
11. Subject to staff approval, the landscape plan shall be revised to incorporate
these elements:
a. Plant materials that are indigenous to Stevens Creek Boulevard.
b. Vertical scale planting (trees, higher growth characteristics for shrubs).
c. Consider use of shrubs similar to those existing west of Phar Lap Drive.
12. As required by the Public Works Department, an automatic irrigation system
and controller shall be installed.

Architectural and Site Approval Committee of the City of Cupertino, State of
California, by the following roll call vote:
