HomeMy WebLinkAboutASAC Reso 0980HC -51,546.1 RESOLUTION NO. 980 OF THE ARCHITECTURAL AND SITE APPROVAL COMMITTEE RECOMMENDING APPROVAL OF SITE, ARCHITECTURE, LANDSCAPING AND LIGHTING FOR A PROPOSED 3,600 SQ. FT. LIGHT INDUSTRIAL BUILDING. PROPERTY OWNER: Mr. Antonio Reyes APPLICANT: Mr. Antonio Reyes ADDRESS: 10655 N. Stelling Road, Cupertino, California 95014 LOCATION OF PROPERTY: Northwest corner of Lomita Avenue and Imperial Avenue, in Monta Vista FINDING: The Architectural and Site Approval Committee finds as follows with respect to this application: 1. The alternate site plan arrangement suggested by staff is preferable from a general planning perspective. However, public objectives are outweighed in this instance by practical,.site design difficulties expressed by the applicant. 2. The proposed development plan represents a reasonable effort to comply with the City's design standards. CONDITIONS OF APPROVAL: 1-7. Architectural and Site Approval Standard Conditions to the extent that they do not conflict with the special conditions enumerated herein. In the event a conflict does exist, the special conditions as enumerated herein shall apply. 8. The recommendation of approval is based upon Exhibit C of this application except as may be amended by special conditions contained herein. 9. In accordance with Section 118.1 of the ML Ordinance, Planning Commission review and approval shall be required for the proposed 10 ft. front yard setback. 10. Property dedication and street improvement requirements shall be implemented to the satisfaction of the Public Works Department. 11. The applicant shall comply with requirements of the Building Department, Central Fire District, and other public agencies as necessary. 12. The handicap parking stall shall be 12 ft. wide. The extra width required shall not cause a decrease in proposed landscape areas. - 1 - HC -51,546.1 RESOLUTION NO. 980 (continued) 13. Architectural detailing shall be added to all building elevations to provide greater interest. 14. Tree protection details shall be provided for the existing Pepper tree specimen located at the northeast corner of this property. 15. Exhibit C shall be revised at the building permit level to include the following landscaping concepts: a. Delete Xylosma shrubs in favor of faster -growing and higher shrubs. Intent: rapid screening of contractor's yard. b. Ensure that any trees within the 40 ft. corner sight triangle have upward -extending branches to ensure visibility. 16. The maximum building height shall be 20 ft. 17. The wall depicted in Exhibit A shall be concrete or masonry, and shall be compatible with the building's architecture. A wood fence shall not be permitted. The wall shall extend around the west side of the trash enclosure area.
