PUBLIC HEARINGS:
1. Application 8-U-83 of MONTA VISTA PROPERTIES (TERRY BROWN): USE PERMIT
to construct two residential dwelling units and ENVIRONMENTAL REVIEW: The project
is categorically exempt, hence, no action is required. The subject property
consists of .2 acre located on the south side of Stevens Creek Boulevard
approximately 200 ft. east of Byrne Avenue in a P (Planned Development
with residential intent) zoning district. First Hearing. Tentative
City Council hearing date - March 21, 1983.
2. Application 2 -TM -83 of HARE, BREWER & KELLEY: TENTATIVE PARCEL MAP to
consolidate three parcels consisting of approximately 1.2 acres into one
parcel and ENVIRONMENTAL REVIEW: The project is categorically exempt,
hence, no action is required. The subject property is located on the
west side of North De Anza Boulevard approximately 250 ft. north of
Stevens Creek Boulevard in a P (Planned Development with commercial/

3. Application 3 -TM -83 of CREEGAN & D'ANGELO (HARE, BREWER. & KELLEY): TENTATIVE
PARCEL MAP to consolidate three parcels consisting of approximately .75
acre into one parcel and ENVIRONMENTAL REVIEW: The project is categorically
exempt, hence, no action is required. The subject property is located on
the northwest corner of Stevens Creek Boulevard and North De Anza Boulevard

and ENVIRONMENTAL REVIEW: The project is categorically exempt, hence, no
action is required. The subject property is located on the east side of

5. Application 3-U-83 of PACIFIC PROPERTIES (SAHARA SANDS APARTMENTS): USE
PERMIT to add two additional second story units to an existing 33 -unit
apartment complex and ENVIRONMENTAL REVIEW: The project is categorically
exempt, hence, no action is required. The subject property is located
on the north side of Fallenleaf Lane between Saratoga -Sunnyvale Road
and Westlynn Way in a P (Planned Development with multiple family
residential intent) zoning district. First Hearing. Tentative City Council
hearing date - March 21. 1983.
6. Application 6-U-83 of AEC ELECTRIC, INC: USE PERMIT to construct a two-
story office building consisting of approximately 3,200 sq. ft. and
ENVIRONMENTAL REVIEW: The Environmental Review Committee recommends
the granting of a Negative Declaration. The subject property is located
on the northeast corner of Stevens Creek Boulevard and Foothill Boulevard
in a P (Planned Development with office intent) zoning district. First

7. Applications 4-U-83 and 4 -TM -83 of CARL N. SWENSON (ITSUO UENAKA): USE
PERMIT to construct a four-story office building consisting of approxi-
mately 74,700 sq. ft., TENTATIVE PARCEL MAP to consolidate two parcels
consisting of approximately 3.1 acres and ENVIRONMENTAL REVIEW: The
Environmental Review Committee recommends the granting of a Negative
Declaration. The subject property is located on the west side of North
De Anza Boulevard approximately 200 ft. south of Mariani Avenue in a P
(Planned Development with General Commercial, Industrial and Residential
intent) zoning district. First Hearing. Tentative City Council hearing
date for Use Permit - March 21, 1983.
8. Application 2-U-76 (Revised) of VALLCO PARK, LTD. (VALLCO VILLAGE, PHASE II):
MODIFICATION OF EXISTING USING PERMIT to allow a restaurant/bar and expansion
of an existing 2,300 sq. ft. building by 1,000 sq. ft. and ENVIRONMENTAL
REVIEW: The Environmental Review Committee recommends the granting of a
Negative Declaration. The subject property is located on the west side
of Wolfe Road approximately 900 ft. south of Homestead Road (opposite
Pruneridge Avenue) in a P (Planned Development with commercial, office
and recreational intent) zoning district. First Hearing. Tentative City
Council hearing date - March 21, 1983.
9. Application 5-U-83 of JOHN INDIVERI (CRISTIE TROY): USE PERMIT to add a
second story to an existing single -story residential duplex and
ENVIRONMENTAL REVIEW: The project is categorically exempt, hence, no
action is required. The subject property is located on the north side
of Bollinger Road between Alderbrook Lane and Lancer Drive at 6435 Bollinger
Road west of Miller Avenue in a P (Planned Development with duplex intent)
zoning district. First Hearing. Tentative City Council hearing date -
March 21, 1983.

10. Application 1-Z-83 of VALLCO PARK, LTD.: REZONING approximately 42 acres
from OP (Professional Office) and CG (General Commercial) to P (Planned
Development with commercial, office and hotel intent) zoning district
or whatever zone may be deemed appropriate by the Planning Commission
and ENVIRONMENTAL REVIEW: An Environmental Impact Report is being
prepared as part of the General Plan Amendment (1-GPA-80). The rezoning
is requested to permit construction of a hotel and approximately 1.6
million sq. ft. mixed use development consisting of multi -story office
and commercial expansion to the Vallco Fashion Park Regional Shopping
Center. The subject property is located on the north side of Stevens
Creek Boulevard, east side of Wolfe Road, south side of Vallco Parkway
and at the northeast corner of Stevens Creek Boulevard and Tantau Avenue.
First Hearing. Tentative City Council hearing date - April 4, 1983.
11. Application 6-U-73 (Revised) of VALLCO PARK, LTD. (VALLCO FASHION PARK
REGIONAL SHOPPING CENTER): AMENDMENT OF THE 1973 USE PERMIT to rescind
certain conditions of approval pertaining to street improvements, truck
barricades and limitations on expansion of the Regional Shopping Center
and ENVIRONMENTAL REVIEW: An Environmental Impact Report is being pre-
pared as part of the General Plan Amendment (1-GPA-8O). The subject
property consists of the Vallco Fashion Park Regional Shopping Center
located on the east and west side of Wolfe Road south of Highway 280
and north of Stevens Creek Boulevard. The Regional Shopping Center is
located in a P (Planned Development with regional shopping center/commercial
use intent) zoning district. First Hearing. Tentative City Council
hearing date - March 21, 1983.
12. Application 2-Z-83 of CUPERTINO CITY CENTER (PROMETHEUS DEVELOPMENT):
REZONING approximately 26 acres from P (Planned Development with residential,
commercial and office use intent) zoning district to P (Planned Development
with commercial, office, industrial and hotel intent) zoning district or
whatever zone may be deemed appropriate by the Planning Commission and
ENVIRONMENTAL REVIEW: An Environmental Impact Report is being prepared
as part of the General Plan Amendment (1-GPA-80). The zone change is
requested to allow construction of approximately 1.2 million sq. ft. of
multi -story (maximum eight stories in height) office, commercial and
industrial buildings and a hotel. The subject property is located on the
southeast corner of Stevens Creek Boulevard and De Anza Boulevard. First
Hearing. Tentative City Council hearing date - April 4, 1983.
13. MONTA VISTA DESIGN GUIDELINES: CONSIDERATION OF DESIGN GUIDELINES FOR
THE MONTA VISTA COMMERCIAL AREA. The Design Guidelines are being prepared
to complement and refine the policies adopted for this area in the "Stevens
Creek Boulevard Plan Line Study", also referred to as the "Monta Vista
Specific Plan". These guidelines will concentrate onthe following matters:
- Architectural Standards
- Height and bulk of buildings
- Setbacks
- Building Materials
- Landscape Standards

- Street Lights
- Paving Materials
- Benches, etc.
- Sign Standards
- Sign Size
- Location
- Materials, etc.
The above standards and details will be used to "guide" new development,
redevelopment, sign changes, and public improvements in the Monta Vista
Commercial Area. The area affected by these guidelines is generally located
as follows:
North and south side of Stevens Creek Boulevard from Highway 85
to Byrne Avenue and from Stevens Creek Boulevard to Granada Avenue
between Orange Avenue and the railroad tracks adjacent to Imperial
Avenue.
