ROLL CALL Members present: Koenitzer, Rogers, Chairwoman Sallan Members absent; Dressler, Weinstein Staff present: Robert S. Cowan, Assistant Planning Director 1. Application HC -51,075.40 of Vallco Park, Ltd. - Discussion of request to modify sound wall for the Vallco Park Regional Shopping Center. Mr. Walter Ward, representing Vallco Park, described the reason for the request for modification of the approved texture for the sound wall. Mr. Ward explained that from Vallco's point of view, the firm was not cognizant of the fact that the sound wall approval sMiecifica.11y required a slumpstone texture on both sides of the wall. It had been Vallco Park's intent to utilize a slumpstone texture on the resident's side of the fence while utilizing a broom finished texture on the shopping center site. Mr. Ward explained that because of the dense growth of Redwood trees planted on the westerly property line and the proposal to utilize a climbing vine on the wall itself that the texture -facing the shopping center will not be visible. Mr. Lester, representing Vallco Park, explained that if the City were to require the utilization of a slumpstone texture on both sides, the initiation of the construction for Bullock's would be held up for over a month because of the lead time necessary to manufacture the double slumpstone wall with a 9 ft. panel module. At approximately 5:30 p.m., the Architectural and Site Approval.. Committee, the staff and the representatives from Vallco Park left the Council Chambers and traveled to the westerly Sears parking lot to review the existing 6 ft. high masonry wall constructed between Sears and the adjoining residential dwelling units. While at that particular location, the Architectural and Site Approval Committee members asked the staff and Vallco representatives several questions regarding the growth rate of the existing Redwoods, the impact of existing power lines on the ability of the Redwood trees to grow and the types of climbing vines that could be utilized on the wall. Mr. Lester explained that Vallco Park is now negotiating with the HC --120 Page 1 i-fC-1.2O MINUTES OF SPECIAL SEPTEN3iER 24, 1974 ii -CONTROL r(P.ETINC Pace 2 Pacific Gas and Electric Company to uhderground i;ri;.iary lines in connection with the shopping center development.
