RESOLUTION NO. 480
OF THE ARCHITECTURAL AND SITE APPROVAL COMMITTEE
OF THE CITY OF CUPERTINO recommending approval of
site, architecture, landscaping and grading for an
18 -unit duplex development as indicated on Exhibits
A, B, B-1, B-2, B-3, B-4, B-5, C and D.

LOCATION OF PROPERTY: Southwest quadrant of Vista Drive and Lazaneo Drive
ZONE: R2
Conditions:
1-7. Architectural and Site Approval Standard Conditions.
8. That the developer work with the staff to resolve any problems relating
to intrusions into required setbacks.
9. That prior to the issuance of an occupancy permit, the developer shall
submit plans for the improvement of Lot 4.
10. That the developer shall install gates leading to Vista Drive on Lots 2
and 3 so that the owners will have access to maintain the landscaping
on Vista Drive.
11. That additional shrubs will be planted in the side yards of Lots 10, 11
and 18 to fill in the 12 ft. of setback area between the property line
and the fence.
12. That the developer shall include a statement in the Deed of Restrictions
to indicate that the maintenance of the area outside the fence along
Vista Drive, Forest Avenue and Lazaneo Drive is the responsibility of
the individual property owner. The wording is to be approved by the
City Attorney.
13. That the developer shall be responsible for the maintenance of the
landscaping between the fence and Vista Drive, Forest Avenue, Lazaneo
Drive for a one year period commencing with the occupancy of the units.
PASSED AND ADOPTED this 5th day of December, 1974, at a regular meeting of the
Architectural and Site Approval Committee of the City of Cupertino, State of
California, by the following roll call vote:
