OF THE ARCHITECIURAL AND SITE APPROVAL CrX4MTTT'EE
OF THE CITY OF CUPERTINO RECONII ENDING APPROVAL OF CONCEPTUAL
LANDSCAPING PLAN AND ARCHITECIURAL PLANS
FOR A RESIDENTIAL PLANNED DEVELOPMENT PROJECT
APPLICANT/DEVELOPER: Gregory Group, Inc.

PROJECT LOCATION: South side of Rainbow Drive between Upland Way
and Stelling Road
The Architectural and Site Approval Committee finds as follows with regard
to the subject application:
1. The plans as conditioned are consistent with the previously approved
use permit plans.
CONDITIONS:
1-8) Standard Architectural and Site Approval Connnittee Conditions to the
extent that they do not conflict with the special conditions listed
herein. In the event of conflict, the specific conditions listed
herein shall prevail.
9) This reconmiendation of approval is based upon Exhibits L-2, B-9 1st
Revision, and B-10 of Application 9-U-83 (amended) unless modified
by conditions contained herein.
10) The applicant shall install ten additional 24 inch box specimen
deciduous trees as required by Condition 2 of Planning Connnission
Resolution No. 2995. The type and location of the additional trees
shall be approved by staff at the building permit level.
11) The shrub and ground covers utilize in the Stelling Road
right-of-way shall be approved by the Department of Public Works
prior to installation. Landscape and irrigation plans shall be
approved by the Department of Public Works.
12) The landscaping and fencing along the eastern property line is not
approved under this application. The applicant shall submit revised
plans to staff for review and approval. Staff shall have the right
to forward the plans to the Architectural and Site Approval
Committee for informal review and approval.
13) The riparian corridor shall be preserved in its natural state. The
applicant shall clear the corridor of debris and construction
materials and shall remove dead limbs and branches from plant
material within the corridor.

14) The house locations shown on Exhibit L-2 of Application 9-U-83
(amended) are not approved under this application.
PASSED AND ADOPTED this 25th day of April, 1988 at a regular meeting of
the Architectural and Site Approval Committee of the City of Cupertino,
State of California, by the following roll call vote:
