HomeMy WebLinkAboutReso 235815-U-82 RESOLUTION NO. 2358 OF THE PLANNING COMMISSION OF THE CITY OF CUPERTINO RECOMMENDING APPROVAL OF A USE PERMIT TO CONSTRUCT A 14,400 SQ. FT. OFFICE BUILDING. APPLICANT: Ali Yazdanmanesh ADDRESS: 30 Hayne Road, Hillsborough, CA 94010 SUBMITTED: November 1, 1982 LOCATION: North side of Stevens Creek Boulevard approximately mid -block between Randy Lane and Blaney Avenue. -------------------------------------------------------------------------------------- FINDINGS AND SUBCONCLUSIONS: Approval is recommended subject to the findings as set forth on Page 1 and subconclusions as set forth in the minutes of the Planning Commission meeting of December 13, 1982. CONDITIONS: 1-14. Standard Conditions to the extent that they do not conflict with the special conditions enumerated herein. In the event a conflict does exist, the special conditions enumerated herein shall apply. 15. The approval is based upon Exhibits A, B, C and Informational of Application 15-U-82 as may be amended by additional conditions contained herein. 16. The applicant shall enter into reciprocal ingress/egress easements with the property to the west, covering the private parking lots and jointly used driveway off Stevens Creek Boulevard. Additionally, the applicant shall agree to enter into reciprocal ingress/egress easements with the property to the east at such time in the future as the City can require the same of the adjoining property owner. The easements and agreements shall be recorded against the subject property. 17. The land use intensity shall be limited to an intensity that will not generate more than 16 one-way trips per acre during the peak traffic hour. For the purposes of the 16 one-way trip Traffic Intensity Performance Standard, the following accounting of trips is hereby incorporated into the project approval. Trips generated by the project Office - 14,400 sq. ft. x 1 = 14.4 Trips credited .9 acres x 16 = 14.4 Surplus 0 The applicant shall record a covenant to describe the trip acre constraint and the total number of trips allocated to the particular - 2 - Planning Commission Resolution No. 2358 (continued) 15-U-82 development at the time of development approval.
