HomeMy WebLinkAboutReso 229726 -TM -81 RESOLUTION NO. 2297 OF THE PLANNING COMMISSION OF THE CITY OF CUPERTINO RECOMMENDING APPROVAL OF A TENTATIVE MAP TO CONSOLIDATE AND ADJUST THE LOT LINES OF SIX PARCELS CONSISTING OF APPROXIMATELY 1.5 ACRES INTO THREE PARCELS RANGING IN SIZE FROM 18,000 SQ. FT. TO 26,650 SQ. FT. APPLICANT: Lawrence C. Mayerle ADDRESS: 22821 Mercedes Road, Cupertino, California 95014 SUBMITTED: November 6, 1981 LOCATION: North side of Mercedes Road, approximately 500 ft. west of Cordova Road and on the west side of San Felipe Road approximately 230 ft. south of Alcalde Road ------------------------------------------------------------------------- FINDINGS AND SUBCONCLUSIONS: Approval is recommended subject to the findings as set forth on Page 1 and subconclusions as set forth in the minutes of the Planning Commission meeting of April 12, 1982. CONDITIONS: 1-14. Standard Conditions to the extent that they do not conflict with the special conditions enumerated herein. In the event a conflict does exist, the special conditions enumerated herein shall apply. 15. The approval is based upon Exhibit A 3rd Revision of Application 26 -TM -81 as may be amended by additional conditions contained herein. 16. The applicant shall prepare the appropriate ingress/egress easements, place them in escrow and record them with any transfer of ownership. Said easements shall be subject to the review and approval of the City Attorney. Additionally, the emergency fire access and turn -around easements shall be recorded in conjunction with recordation of the filing of the final map. 17. Street improvements required under the standard conditions shall include deferred agreements for the frontage along that paper street identified as Madera Road. Acquisition of right of way and installation of full cul-de-sac improvements at the terminus of San Felipe Road shall be required subject to the Unimproved Street Ordinance. Improvements along the existing public street frontage of Mercedes Road shall be required. The street improvements and/or agreements apply to all existing or future street frontages of the Mayerle property and the Nolan property. 18. This approval is contingent upon a finding by the Public Works staff that there are no geologic hazards which significantly impact the future building pads. The applicants understand that they may have to amend the tentative map approval to adjust lot lines or modify building pads if geologic hazards exist. -2- 26 -TM -81 Resolution No. 2297 (continued) 19. The final map shall not be recorded until the location of the northerly property line and the cul-de-sac area are resolved. 20.
