OF THE PLANNING CC?fIISSION OF THE CITY OF CUPERTINO
RECOtiliENDING THE APPROVAL OF A USE PER IIT TO CONSTRUCT
TWO SINGLE-FAMILY RESIDENTIAL HOLIES IN A P (PLANNED
DEVELOPMENT WITH RESIDENTIAL, 4.4 - 12 DWELLING UNITS
PER GROSS ACRE INTENT) ZONING DISTRICT.
APPLICANT: Monta Vista Properties
ADDRESS: 21884 Stevens Creek Boulevard, Cupertino, California 95014
SUBMITTED: December 1, 1931
LOCATION: South side of Stevens Creek Boulevard between Byrne Avenue and
Orange Avenue.
FINDINGS AND SUBCONCLUSIONS:
Approval is recommended subject to the findings as set forth on Page 1 and sub -
conclusions as set forth in the minutes of the Planning Commission meeting of
January 13. 1982.
CONDITIONS:
1-14. Standard Conditions to the extent that they do not conflict with the special
conditions enumerated herein. In the event a conflict does exist, the special
conditions enumerated herein shall apply.
15. The approval is based upon Exhibits A and B of Application _'S -U-81 as may
be amended by additional conditions @ontained herein.
16. The garage doors shall not be of an aluminum material.
17. The metal chimney flues should be enclosed with horizontal siding material
which is compatible with the siding utilized on the remainder of the'. structure.
18. Prior to release of building permits, the applicant shall demonstrate that
permanent maintenance easements have been recorded on the adjoining parcel
located to the east. The maintenance easements shall be a minimum of 5 ft.
in width and shall extend along the full length of building. If either one
or both of the adjoining properties to the east are owned by the same owner
as the subject property, then the applicant shall prepare maintenance agree-
ment(s), have then place in escrow and recorded simultaneously with any
transfer of ownership.

PASSED AND ADOPTED this 13th day of January, 1982, at a regular adjourned meeting
of the Planning Commission of the City of Cupertino, State of California, by the
following roll call vote:
