RECOMMENDING APPROVAL OF A USE PERMIT TO ADD SIX (6)
NEW APARTMENT UNITS AND RELATED SITE IMPROVEMENTS
TO AN EXISTING 123 UNIT APARTMENT COMPLEX.

CONDITIONS:
1-14. Standard Conditions to the extent that they do not
conflict with the special conditions enumerated herein.
In the event a conflict does exist, the special conditions
enumerated herein shall apply.
15. The approval is based upon Exhibit A 1st Revision, A-1, B
and Informational of Application 30-11-83 as may be amended
by additional conditions contained herein.
16. The approval is granted to add six new apartment units to
the existing 123 unit Fontainbleu Apartment project for a
total of 129 dwelling units. The parking, circulation,
and site planning shall substantially reflect Exhibit A
1st Revision.
17. The applicant shall repair any broken boards in the
perimeter wooden fencing or holes through the chain link
fence fabric.
18. The perimeter landscape area shall be fully irrigated and
shall be installed to the satisfaction of the staff prior
to granting of Occupancy Permits on the new dwelling
units.
19. A tot lot shall be located in the main common green area,
subject to staff approval prior to release of building
permits.

20. Prior to release of building permits on the proposed
ground floor units, the applicant shall demonstrate, to
the satisfaction of the City Engineer, that they are not
subject to flooding from a maximum 100 -year flood event,
resulting from natural or man-made causes. The applicant
shall have the option of raising the first floor building
pad if the staff determines that the change does not
materially alter the appearance of the building. If the
building is materially affected, the change shall be
subject to informal review by the Architectural and Site
Approval Committee.

meeting of the Planning Commission of the City of Cupertino,
State of California, by the following roll call vote:
