OF THE PLANNING COMMISSION OF THE CITY OF CUPERTINO
A"PR.OV(NG A TENTATIVE PARCEL MAP TO SUBDIVIDE
APPROXIMATELY .7 ACRE INTO TWO PARCELS.

LOCATION: Southwest corner of Alcalde Road and Santa Lucia Road
Approval is recommended subject to the findings as set forth on Page 1 and
subconclusions as set forth in the minutes of the Planning Commission meeting
of June 13, 1983.
CONDITIONS:
1.-14. Standard Conditions to the extent that they do not conflict with the
special conditions enumerated herein. In the event a conflict does
exist, the special conditions enumerated herein shall apply.
15. That the approval is based upon Exhibit A of Application 6 -TM -83 as
may be modified by additional conditions contained herein.
16. The subject approval does not imply approval of the proposed building
pads as shown on Exhibit A. The buildings shall be required to conform
with all setbacks of the Rl zoning district.
17. The applicant shall provide a Tree Preservation Plan to the staff at
the time of building permit review which illustrates measures to
protect the on -site trees to be preserved. Such measures shall he
consistent with the requirements of Appendix A of the Tree Ordinance.
18. The proposed lots shall be improved with a concrete curb and gutter
for the entire street frontage for Alcalde, Santa Lucia and Cordova
Roads. The curb and gutter improvement for Cordova Road shall contain
a lamp black mix to tone down the stark appearance of concrete.
A sidewalk shall be installed on Alcalde Road. Sidewalk and street
lighting improvements shall not be installed on the Santa Lucia and
Cordova Road frontages.
The street section for Cordova Road shall be designed to accommodate
a minimum 40 ft. pavement width.

Planning Commission of the City of Cupertino, State of California, by the
following roll call. vote:
