SUBMITTED: May 6, 1983
LOCATION: North side of Almaden Avenue approximately 100 ft. west of
Orange Avenue.

FINDINGS AND SUBCONCLUSIONS:
Approval is recommended subject to the findings as set forth on Page 1 and
subconclusions as set forth in the minutes of the Planning Commission
meeting of June 13, 1983.
CONDITIONS:
1-14. Standard Conditions to the extent that they do not conflict with
special conditions enumerated herein. In the event a conflict does
exist, the special conditions as enumerated herein shall apply.
15. The approval is based upon Exhibits A, B,. C, D, E and F of Application
16-U-83 as may be modified by additional conditions contained herein.
16. The private driveway shall be constructed to the standards of City
streets subject to the approval of the City Engineer. A reciprocal
joint access and maintenance agreement shall be prepared to ensure
access to each lot for future lot owners and emergency and public
servicing vehicles and to ensure that said driveway is properly
maintained. The agreement shall be reviewed and approved by the
Director of Public Works and City Attorney prior to recordation.

Planning Commission of the City of Cupertino, State of California, by the
following roll call vote:
