HomeMy WebLinkAboutReso 23806-U-83 RESOLUTION NO. 2380 OF THE PLANNING COMMISSION OF THE CITY OF CUPERTINO RECOMMENDING APPROVAL OF A USE PERMIT TO CONSTRUCT A TWO-STORY OFFICE BUILDING CONSISTING OF APPROXIMATELY 3,200 SQ. FT. APPLICANT: AEC Electric, Inc. ADDRESS: 175 S. San Antonio Road, Los Altos, California 94022 SUBMITTED: February 4, 1983 LOCATION: Northeast corner of Stevens Creek Boulevard and Foothill Boulevard FINDINGS AND SUBCONCLUSIONS: Approval is recommended subject to the findings as set forth on Page 1 and subconclusions as set forth in the minutes of the Planning Commission meeting of March 14, 1983. CONDITIONS: 1-14. Standard Conditions to the extent that they do not conflict with the special conditions enumerated herein. In the event a conflict does exist, the special conditions as enumerated herein shall apply. 15. The approval is based upon Exhibit A of Application 6-U-83 as may be modified by additional conditions contained herein. 16. The wall height of the building at the easterly property line shall be limited to a maximum of 13 ft. measured from the highest adjoining finished grade. 17. The applicant is required to install a masonry wall along the easterly property line equalling a height of 6 ft. measured from the highest point of the adjoining finished grade. The wall shall be reduced to 3 ft. in'height within 20 ft. of the south property line. 18. The applicant shall record a covenant agreeing to provide reciprocal ingress/egress easements with the adjoining property to the north. The easements shall be implemented at such time in the future as the City can require the same of the adjoining property owner. 19. The applicant shall provide a minimum of ten (10) parking spaces. The parking places located along Foothill Boulevard shall be shifted in an easterly direction to provide additional landscape area along Foothill Boulevard. Additionally, the applicant shall provide a minimum 5 ft. planter area adjacent to the easterly property line on the north and south side of the building. This area shall be planted with trees or shrubs which will grow above the wall height subject to the approval of the Architectural and Site Approval Committee. - 2 - RESOLUTIG'J NO. 2380 6-U-83 20. The gross building area shall not exceed a floor area ratio of .37. The open sunroom located in the center of the building should not be counted as part of the gross square footage. 21. The applicant shall revise the exterior materials to conform with the comments of the Architectural and Site Approval Committee. The applicant shall return to the Architectural and Site Approval Committee for informal review and approval of the final building materials, design of the easterly exterior wall, landscape materials, and signage. The building materials and landscaping shall be approved by the Architectural Committee prior to release of the building Permits. 22. It is understood that the uniform building code may require a solid building wall for its entire height along the easterly elevation of the building.
