RESOLUTION NO. 2379
OF THE PLANNNING COMMISSION OF THE CITY OF CUPERTINO
RECOMMENDING APPROVAL OF A USE PERMIT TO ADD TWO
APARTMENT UNITS TO AN EXISTING 33 -UNIT APARTMENT
COMPLEX.
APPLICANT: Pacific Properties (Sahara Sands Apartments)

SUBMITTED: January 28, 1983
LOCATION: North side of Fallenleaf Lane between Saratoga -Sunnyvale Road and
Westlynn Way.

FINDINGS AND SUBCONCLUSIONS:
Approval is recommended subject to the findings as set forth on Page 1 and
subconclusions as set forth in the minutes of the Planning Commission meeting
of March 14, 1983,
CONDITIONS:
1-14. Standard Conditions to the extent that they do not conflict with the
special conditions enumerated herein. In the event a conflict does
exist, the special conditions as enumerated herein shall apply.
15. The approval is based upon Exhibts A and B of Application 3-U-83 as
may be modified by additional conditions contained herein,
16. The applicant shall mitigate noise impacts from the parking area.
Mitigation measures shall include either a masonry barrier or
continuation of the carports along the westerly property line (where
carports do not presently exist). The masonry barrier shall be a
minimum of 6 ft. in height above the highest finished grade (measured
from the single family residential side of the existing fence).
17. The applicant shall be responsible for the cost of purchasing and
installing 24" box Evergreen trees along the easterly property line
of the home at 1044 Westlynn Way to screen privacy impacts from the
new apartment units.
18. The applicant shall install landscaping along the westerly edge of the
apartment structures to soften and break up the uninterrupted building mass.
Said landscaping shall be placed in small planter areas strategically
situated so that they do not disrupt the circulation of automobiles in
this area. Landscaping shall incorporate materials which attain vertical
growth including trees, shrubs or clinging vines and shall be subject to
the review and approval of the staff. The landscape areas shall be irrigated.
19. The applicant shall construct a 6 ft. high trash enclosure to accommodate
the trash bins in their present location off of the entrance driveway near
Fallenleaf Lane.

20. The applicant shall provide four additional narking places subject
to the review and approval of the staff at building Hermit level.
PASSED AND ADOPTED this 14th day of March, 1983 at a regular meeting of the
Planning Commission of the City of Cupertino, State of California, by the
following roll call vote:
