RESOLUTION NO. 2065.
OF THE PLANNING COMMISSION OF THE CITY OF CUPERTINO
RECOMMENDING APPROVAL OF A USE PERMIT TO CONVERT
A RESIDENTIAL STRUCTURE CONSISTING OF APPROXIMATELY
1,300 SQ. FT. INTO AN OFFICE BUILDING.

FINDINGS AND SUBCONCLUSIONS:
Approval is recommended subject to the findings as set forth on Page 1 and
subconclusions as set forth in the Minutes of the Planning Commission meeting
of April 16, 1980.
CONDITIONS:
1-14. Standard Conditions to the extent that they do not conflict with the
special conditions enumerated herein. In the event a conflict does
exist, the special conditions as enumerated herein shall apply.
15. The approval is based upon Exhibits A, B, and B-1 of Application 3-U-80
as may be amended by additional conditions contained herein.
16. The applicant shall eliminate the concrete slab and parking space shown
on the westerly side of the existing building and replace said area
with landscaping to be reviewed and approved by the Architectural and
Site approval Committee.
17. The applicant shall be required to install a 6 ft. high sound attenuation
wall along the easterly property line to be set back at the building setback
line and then stepped down as it approaches Stevens Creek Boulevard. The
wall shall be reviewed and approved by the Architectural and Site Approval
Committee.
18. The applicant shall record a covenant obligating existing and future
property owners to agree to provide reciprocal ingress/egress easements
with the adjoining property to the north at such time in the future as the
City can require the same of the adjoining property owner.
19. The existing garage structure shall be removed and all existing specimen
trees preserved subject to the review and approval of the Architectural
and Site Approval Committee.
20. The applicant shall present elevation exhibits to the Architectural and
Site Approval Committee which demonstrates the rehabilitation of the
building to appear more like an office structure.

Planning Commission of the City of Cupertino, State of California, by the
