OF COMMERCIAL OFFICE SPACE AND THREE 2 -BEDROOM APARTMENT UNITS WITHIN A P (PLANNED DEVELOPMENT) ZONING DISTRICT. APPLICANT: William L. Carmen ADDRESS: 464 Forest Avenue, Palo Alto, California 94301 SUBMITTED: December 7, 1979 LOCATION: Southeast corner of Pasadena Avenue and Granada Avenue FINDINGS AND SUBCONCLUSIONS: Approval is recommended subject to the findings as set forth on Page 1 and subconclusions as set forth in the minutes of the Planning Commission meeting of January 14, 1980. CONDITIONS: 1-14. Standard Conditions to the extent that they do not conflict with the special conditions enumerated herein. In the event a conflict does exist, the special conditions as enumerated herein shall apply. 15. The approval is based upon Exhibit A 1st Revision of Application 31-U-79 asmaybe modified by the._ additional conditions contained herein. 16. The joint use of parking facilities is permitted, enabling the tenants of the three apartment units to utilize the parking spaces allocated to the commercial office uses. The joint parking concept is approved3contingent upon an agreement of the applicant that at least 1,400 sq. ft. of commercial office space will not be occupied during the hours of 5:30 p.m. to 7:30 a.m. of each weekday and during the entire weekend and each national holiday. The installation of the parking space labeled "one space if necessary" may be deferred. The City may require installation of said spaces if the Planning Commission, after a public hearing review, determines that the additional parking is necessary to prevent "overflow" parking on the adjacent public streets, particularly within the adjoining residential neighborhood. 17.
