HomeMy WebLinkAboutPC Reso 215719 -TM -80 RESOLUTION NO. 2157 OF THE PLANNING COMMISSION OF THE CITY OF CUPERTINO RECOMMENDING APPROVAL OF A TENTATIVE MAP TO SUBDIVIDE APPROXIMATELY 4.7 ACRES INTO 79 INDIVIDUAL TOWNHOUSE PARCELS AND SEVERAL PARCELS COVERING THE REMAINING AREA TO BE HELD IN COMMON OWNERSHIP. APPLICANT: Park Plaza Development ADDRESS: 21060 Homestead Road, Suite 120, Cupertino, California 95014 SUBMITTED: October 3, 1980 LOCATION: Southwest corner of Stevens Creek Boulevard and Portal Avenue FINDINGS AND SUBCONCLUSIONS: Approval is recommended subject to the findings as set forth on Page 1 and sub - conclusions as set forth in the minutes of the Planning Commission meeting of November 10, 1980. CONDITIONS: 1-14. Standard Conditions to the extent that they do not conflict with the special conditions enumerated herein. In the event a conflict does exist, the special conditions as enumerated herein shall apply. 15. That the approval is based upon Exhibit A of Application 19 -TM -80 as may be amended by additional conditions contained herein. 16. The applicant shall record a covenant restricting sales price, resale procedures, etc. per the requirements of the City's Below Market Rate Housing Program on eight units within the subdivision. Said covenant shall be recorded simultaneously with the filing of the final subdivision map and shall be subject to review and approval of the City Attorney. 17. All applicable subsections of Sections 13.5 and 13.6 of the R1C Ordinance (Ordinance No. 664) regarding street improvement requirements and covenants shall apply to the subject development. The applicant shall be required to install street improvements along the entire frontage of Stevens Creek Boulevard and Portal Avenue and install a landscaping or architectural residential gateway treatment to be located on Portal Avenue in close proximity to the southerlymost property line. The applicant shall be responsible for installation of the entire gateway. The gateway design shall be subject to the review and approval of the Architectural and Site Approval Committee and the Director of Public Works. 18. The emergency fire access lanes shall be recorded as fire lane easements on the final map and adjusted to meet Fire District standards.
