Cowan, Director of Community Development ~L- Date: December 30, 1996 Subj: Report of director's Decision regarding a temporary use permit to allow the placement and operation of a trailer as an apartment leasing office and related signage. Chapter 19.128 of the Cupertino Municipal Code allows for administrative approval of a temporary use permit. The Director reports his decision to the City Council and Planning Commission in time to allow any Councilmember or Planning Commissioner to appeal the decision within fourteen calendar days. Application: • Temporary Use Permit to allow the placement and operation of a trailer as an apartment leasing office and approval of temporary signage in conformance with City sign ordinance Description: The applicant, Citation Homes Central, is proposing the use of a temporary trailer for apartment leasing purposes until the permanent leasing office can be built for the Corsica Apartments project at the southeast comer of Homestead Road and De Anza Boulevard. The trailer will be located at the Homestead Road entrance of Via Paviso (private street) and surrounded by surface parking. This particular location was chosen to completely isolate the visitor traffic from the construction traffic which will enter on De Anza Boulevard. Two temporary project announcement signs are planned as well as several dircetional signs. Sign dimensions, content and locations will follow sign code provisions. Six flag poles are proposed which will not exceed ZO feet in height. [n addition, the applicant will be required to erect a portable barrier on the private street to further separate the visitor area from the construction areas. Action: The Director of Community Development deemed the use minor and approved the trailer and signage with the following conditions: • 1. All temporary signage shall comply with the City's Sign Code. 2. A portable vehicular barrier shall be erected on the private street between the visitor area and the construction areas. The approval of the temporary use permit is effective December 31, 1996 and expires on July 1, 1997. The fourteen calendar day appeal period will expire on January 13, 1997. c:winword/citation
