The Director reports his decision to the City Council and Planning Commission in time to allow any Councilmember or Planning Commissioner to appeal the decision within fourteen calendaz days. Citation Homes Central has requested a minor modification to the conditional use permit regarding architecture. • De_ scliRtio° The project was approved with each dwelling unit having at least. one outdoor balcony. The proposal is to decrease the balcony square footage on twenty-eight (28) unit "E's" by 9 squaze feet. The result is an increase in closest space for bedroom #2. 'This change does not change the exterior look of the balcony or building. There are 7 buildings on the site, each with four unit "E" plans per building. The total balcony decrease site-wide is 252 square feet. Action The Director of Community Development approves the modification according to the plans with the condition that the window pattern match the existing window pattern approved for the building. Enclosures: Application Description of Request Four page plan set (unit E) Site Plan g:pdreport/Bu94m • DESCRIPTION OF REQUEST After careful review and consideration, and in an attempt to maximize the enjoyability for future tenants, we are proposing a minor architectural revision for the Director's approval. We currently have four (4) Unit E plans per building. There are a total of seven (7) buildings sitewide, therefore, there exists twenty-eight (28) "E" units. Each plan is located on the rear portion of the building. There are two "E" units on the first floor (handicap-accessible) and two "E" units on the second floor :(non- handicap accessible). Each unit has a deck measuring approximately 15'6" wide x 6'4" deep (98t sq. ft.). We would like to create more of a two master bedroom type feel within Unit E and hence, we wish to increase the size of the walk-in closet for bedroom #2. We are requesting to push the closet wall out towards the deck an additional two feet. ft is our intention to retain the same overall width of the deck along the outermost perimeter in order to conform as closely as possible to the previously • approved rear elevations. The increase in the walk-in closet space and resulting decrease in the deck area is roughly 9 sq. ft. There also will be a corresponding slight decrease in the living room front window width. It is our opinion and that of our newly appointed management company, that these minor revisions are warranted and necessary to provide a superior living area to a certain niche of people in today's rental market.
