Cowan, Director of Community Development Date: December 4, 1997 Subj: Minor Modification of 2-U-97 to relandscape a remodeled restaurant at 10700 South De Anza Boulevard ---------------------------------------------------------------- ---------------------------------------------------------------- Chapter 19.132 of the Cupertino Municipal Code allows for administrative approval of minor changes to a project. The Director reports his decision to the City Council and Planning Commission in time to allow any Councilmember or Planning Commissioner to appeal the decision within fourteen calendar days. Application: Minor Modification of2-U-97 to relandscape a remodeled restaurant. Description: The former Paul's Restaurant at 10700 South De Anza Boulevard was recently sold and approved for an addition and interior remodel. Part of that use permit approval required certain street improvements (completion of a bus duck out and a separated sidewalk) which would necessarily cause the removal of a large portion of the frontage landscaping. The applicant is proposing to relandscape the frontage and add some landscaping to the sides. Thematically the landscaping will resemble a Japanese garden which is in keeping with the cuisine that will be served in the restaurant. No mature trees will be removed as a result of this relandscaping. For comparative purposes, the previously approved landscaping plan is included as Exhibit A. The new landscaping plan has more trees and turf and fewer shrubs. Action: The Director of Community Development deems the modification minor and approves the landscaping plan titled "Paul's Restaurant Garden Plan" dated 9/25/97. This approval of the modification is effective December 4, 1997. The fourteen calendar day appeal period will expire on December 18, 1997.
