Chapter 19.132 of the Cupertino Municipal Code allows for the admi!listrative approval of minor
changes to a project. The Director reports his decision to the City Council and Planning Commission in
time to allow any Council member or Planning Commissioner to appeal the decision within fourteen
calendar days.
Application:
Minor modification of Application 2-U-86 to allow the construction of two carports.
Description:
The Diocese of San Jose has submitted an application for two carports to be constructed at the St.
Joseph's School of Cupertino site. The property is zoned P (Heart of the City), however, is was
originally approved for church and school use under Use Permit #2-U-86. Minor modifications
to the use permit may be approved by the Community Development Director provided they are
considered to "not affect the general appearance of the area or the interests of owners of property
within or adjoining the development area".
The visual impacts of the proposed carports will be minor. The proposed "west" carport would
be located approximately 10ft. from the nearest property line, will appear as an extension of the
existing building roofline and would not extend beyond the existing eave projections of the
building. The "east" carport will be located 7 ft. from the east property line which abuts an
existing townhouse development and 37 ft. from the closest townhouse building. A 6 ft. wall
exists along the east property line. The carport will be 8-8" feet high at the portion closest to the
wall. Immediately to the east side of the wall is a common open space/parking area that is
landscaped with mature evergreen trees. These trees provide a natural buffer along the property
edge and shall screen the proposed carport.
Approval:
1. The Director deems the modification minor and approves the change in conformance with
submitted plans. The approval is effective July 31, 1997. The fourteen day appeal period
will expire August 14, 1997.
