Subj: Minor Modification of 11-U-73 to allow for a 1,830 square foot expansion of an
existing cafeteria building on the Hewlett Packard office/industrial campus. The space is
planned for additional dining area and mechanical equipment storage. The cafeteria is
located at 19111 Pruneridge Avenue.

Chapter 19.132 of the Cupertino Municipal Code allows for administrative approval of
minor changes to a project. The Director reports his decision to the City Council and
Planning Commission in time to allow any Councilmember or Planning Commissioner to
appeal the decision within fourteen calendar days.
Application:
Minor Modification of 11-U-73 to allow for a 1,830 square foot expansion of an existing
cafeteria building on the Hewlett Packard office/industrial campus.
Description:
The applicant/property owner, Hewlett Packard Company, is proposing building
additions to the existing Peppertree Cafe which is located in the center of its
office/industrial campus. The project would add 1,830 square feet of amenity space to
the campus which has presently 1,019,000 square feet of building area (non-amenity).
Drawing no. A2.2 shows 1,270 square feet devoted to additional dining area and 560
square feet for a mechanical platform and catwalk to accomodate an additional air
handling unit for the kitchen.. Drawing A4.1 shows that the additional dining areas
(labeled "dining" and "coffee/juice bar") would fit under the existing roof overhang
(Section A-A). A mezzanine space within the kitchen would be created to accommodate
the air handling unit and the catwalk access (Section B-B). The exterior of the expanded
dining areas will match the existing cafeteria exterior (See drawing no. A5.1). Exhibit B
is an excerpt from the City's Development Intensity Manual, describing amenity space
which is excluded from the floor area ratio calculation for maximum development
intensity. Cafeteria space has been traditionally interpreted as amenity space because it:
a) does not generate additional employees,
b) is not necessary for the building to function, and
c) results in a more attractive environment for employees.
Action:
The Director of Community Development deems the modification minor and approves
the building additions as depicted in exhibits titled "Peppertree Cafeteria, Hewlett
Packard, Cupertino, California", consisting ofthree sheets labeled A2.2, A4.1 and A5.1
dated 5/22/97.
This approval of the modification is effective July 1, 1997. The fourteen calendar day
appeal period will expire on July 15, 1997.
