Subject: Report of Director's decision regarding approval ofa Minor Modification to a permit issued by the
Architectural & Site Approval Committee
Chapter 19.132.040 of the Cupertino Municipal Code provides for approval of minor
changes by the Director of Community Development. The Director reports his decision to the City
Council and Planning Commission in time to allow any Councilmember or Planning
Commissioner to appeal the decision-withiD~fourteen.{14}day of the decision.
Application
Application 51,703.1 (Mod), Chamber of Commerce, 20455 Silverado Avenue.
Description
The Architectural and Site Approval Committee approved site, landscaping, and architectural modifications of
the Chamber of Commerce building on April 20, 1987. The current Minor Modification would entail removal of
a wall at the rear of existing office building and expansion of the conference room to allow an additional 168 sq.
ft. of storage space. The addition would be wood framed with stucco exterior to match the existing building.
This Modification would also modify the site plim to include two storage sheds at the rear ofthe property.
Discussion
The addition is within the allowed floor area ratio requirements. The rear setback would be reduced to five feet,
but this poses no visibility problems for the office building directly to the north due to the existing six-foot high
wall between the two properties. Trees along the property line will screen the proposed addition from property
owners to the east and west (see Assessor's Parcel Map). The property to the east is a single-family home, while
directly to the west is a parking lot for Kentucky Fried Chicken patrons.
Two storage sheds are now located at the rear of the property. Each shed is six-feet by nine-feet in size. When
the expansion occurs, the applicant intends to move the sheds to the location shown on the site plan. From this
position, the sheds would be slightly visible from the Kentucky Fried Chicken parking lot.
The fire department has reviewed the plans and finds no access problems with the proposed expansion and
placement of storage sheds.
The site plan submitted by the applicant shows landscaping that was approved at the time ofthe original
remodel. Existing landscaping does not conform to this plan. The applicant has agreed to upgrade existing
landscaping to the standards previously approved by the Architectural & Site Approval Committee.
Action
The Director of Community Development deems the proposed modification minor and approves the change with
the following conditions:
I. The parking space located nearest to the front entrance will be widened to eighteen feet and re-
striped as a handicapped stall.
2. Existing landscaping will be improved to conform with the site plan submitted by applicant.
