Subj: Report of Director's Decision regarding a Minor Modification to the Forum at Rancho
San Antonio
Chapter 19.132 of the Cupertino Municipal Code allows for administrative approval of minor
changes in a project. The Director reports his decision to the City Council and Planning
Commission in time to allow any Councilmember or Planning Commissioner to appeal the
decision within fourteen calendar days.
Application
32-U-85(M), Fred and Lorraine Mielke, 23300 Via Esplendor, #57, Cupertino, CA 95014 (The Forum at
Rancho San Antonio)
Description
The applicants propose to add living area (hobby rooms) below the existing residential unit in a crawl
space within the existing walls. As shown on sheet 1 of the plan set, in the lower right hand comer, the
exterior of the crawl space will be changed very little. The changes will consist of adding a new window
and converting a latticed vent to a window. A new walkway will also be installed to the side of the
residence. As shown on sheet 2, the living area will consist of two hobby rooms and additional storage.
Access to these rooms will be not only through the new exterior walkway, but also by a stairwell accessed
through the outside deck.
The additional living space will not result in increased occupancy. A letter provided by The Forum
indicates that residents may not rent or sublet any part of their unit, nor have long-term guests. Another
letter provides approval by The Forum for the project.
Staff believes that there are no visual or other negative impacts that result from this modification.
Action
The Director of Community Development approves the modification.
This minor modification is valid for two years from the date of approval.
