Subj: Minor Modification of 16-U-76 to remodel an existing vacant storeti-ont at the
Marketplace Shopping Center located at 19760 Stevens Creek Boulevard.
Chapter 19.132 of the Cupertino Municipal Code allows for administrative approval ol~
minor changes to a project. The Director reports his decision to the City Council and
Planning Commission in time to allow any Councilmember or Planning Commissioner to
appeal the decision within fourteen calendar days.
Application:
Minor Modification of 16-U-76 to remodel an existing vacant storefront at the
Marketplace Shopping Center located at 19760 Stevens Creek Boulevard.
Description:
The applicant/property owner, Evershine Group, is proposing to remodel the exterior of a
vacant produce market storefront to accommodate its property management ol~licc. 'I'hc
vacant produce market, located at the westerly terminus of the shopping center building,
had two window-paned, roll-up doors and other entry doors on the property. 'fhc
applicant proposes to replace these doors with a more traditional glass storefront window
and double entry door typical of a general retail store or office. The replacement
storefronts will architecturally match the existing storefront of this tenant space. "I'hc
City zoning code permits up to 25% of the building space iu a retail shopping ccntcr to be
devoted to "offices." This would be the first office in t11e retail center. It's 4,019 syuarc
feet of spaces comprises about 5% of the 85,600+ square feet in this ccntcr.
Action:
The Director of Community Development deems the modification minor and approves
the exterior modification as depicted in exhibits titled "Exterior Modification I~~r
Evershine Office, 19760 Stevens Creek Blvd., Cupertino, California", consisting ol~ li~ur
sheets labeled T-0.0, T-1.0, T-2.0 and T-3.0 dated 12/7/99.
This approval of the modification is effective January 11, 2000. The fourteen calendar
day appeal period will expire on January 25, 2000.
