Design Philosophy
This document establishes signage guidelines and criteria
for the design, implementation, and regulation of the
project and tenant identity signs at Main Street Cupertino;
a retail and restaurant, mixed-used development in
Cupertino, California.
All criteria contained within these guidelines are considered
to be mandatory, and in no way are they optional. All
signage must be in compliance with the city of Cupertino’s
general sign regulations, municipal code chapter 19.104.
This tenant sign program has been developed to compliment
the design intent of the architecture, and provide design
details and color that will add vibrancy and character to the
project while identifying the projects’ site amenities and
tenants.
Objectives
The objectives of the signage guidelines are:
To provide signage that is functional and effectively serves
the identification needs of the center and its tenants.
To generate creative and tasteful signage that enhances the
center’s image and compliments the architecture and
landscaping.
To facilitate the center’s review and approval process for
signage by providing guidelines and criteria that constitute
standards of acceptability for signs.
Enforcement
Conformity with this criteria will be enforced by the Owner/
Developer. Any non-conforming or unapproved sign will be
brought into conformity at the expense of the tenant, after
notice and an opportunity to cure the nonconformity.

1. All signage requires written approval of the Owner/
Developer and the City of Cupertino Planning Division
prior to commencing fabrication of any sign. Tenants
must submit one set of detailed shop drawings to Owner/
Developer for approval. The shop drawings must include
the following: building elevations with
notation of scale, specification of materials, dimensions,
graphics, location, paint colors, and method of
attachment. Drawings are to be submitted via e-mail in
PDF format to Owner/Developer’s review prior to sub-
mission to the City of Cupertino Planning Division for
their approval.
2. All signs shall be reviewed for overall design quality
and conformance to the Retail Building Signage
Guidelines. Approval or disapproval of sign submittals
based on aesthetics of design shall remain the sole
right of the Owner/Developer and the City of Cupertino
Planning Department.
3. Each tenant is fully responsible for paying all costs
regarding its’ signs including: design, manufacture,
installation, permits, and maintenance.
4. Each tenant is fully responsible for repairing any and
all damage to any surface caused by the installation of
its’ signs.
5. Owner/Developer reserves the right to periodically hire
an independent electrical engineer to inspect the
installation of all tenant’s signs at tenant’s sole
expense. Tenants with any discrepancies and/or code
violations will be required to pay for all corrections at
their own expense. Any code violations, requests for
sign removals, or discrepancies not corrected within
fifteen (15) days of notice, may be corrected by the Owner/
Developer at the tenant’s expense.
6. Tenant’s sign contractor shall carry workman’s
compensation and public liability insurance against all
damage suffered or done by any and all persons and/or
property while engaged in the construction or erection
of signs in the amount of $1,000,000 per occurrence.
Evidence of this insurance must be provided to the
Owner/Developer prior to installation, naming the
Owner/Developer, or other party may be required, as
additionally insured.
7. Upon vacancy, tenant shall remove signs and restore
fascia to its original condition at tenant’s sole expense
within fifteen (15) days of expiration of term or earlier
termination of Tenant’s lease.
8. All signage design and placement are subject to
review and it is each Tenants’ responsibility to procure
the City of Cupertino’s approval.

General Provisions

The following are general guidelines to be used in the
development of all signage and graphic elements:
LOCATION
• Signs shall be designed in a manner that is not only
imaginative but also of high graphic quality. In addition,
signs should be compatible with and complementary
to adjacent façades.
• Primary storefront identification shall be limited to
tenant’s trade name, as approved in the lease, or as
otherwise approved in writing by Owner/Developer.
DESIGN
• All signs should fit comfortably into their storefront
architecture, leaving sufficient margins and negative
space on all sides. Thickness, height, and colors of sign
lettering and graphics should be visually balanced and
in proportion to other signs on the building.
• Tenant signs that incorporate logos, business identities
and/or images denoting the type of business, shall be
encouraged. Logo design and color to be approved
by Owner/Developer and City of Cupertino Planning
Division.
IDENTIFICATION
• Notwithstanding the maximum square footages specified
for copy area allowances, signs and typography in all
cases shall appear balanced and in scale within the
context of the sign space and the building as a whole.
Signs shall be centered horizontally and vertically over
each Tenant space unless otherwise directed by Owner/
Developer. Generally, signs shall not exceed 1/8 of
the height of the fascia, or 60% of the length of the
architectural feature or façade that the sign is to
be placed on, or unless otherwise specified in this
document.
• In some categories, tenants may be allowed two or more
separate signs. For the purposes of this document,
a “primary sign” shall be defined as the larger, brighter,
more detailed and dimensional expression of tenant
identity, whereas a “secondary sign” is the smaller, less
detailed and dimensional of the two. If a tenant is
allowed one sign or has only one sign, whatever it’s con-
figuration, it shall be considered as the “primary sign”.
• In some conditions, tenants may be allowed a second
primary sign. These condition include pad building
tenants and In-Line tenant buildings on Steven’s Creek
with storefront facing toward the interior of the shopping
center. The second primary identification sign may be
the same size added on the fascia on the back side of
the building.
• All signs shall be in the English language and the size of
English lettering is equal to or larger than the size of the
letters in another language. See example on pg. 9.
LIGHTING
• All illuminated signs must be controlled by Owner/
Developer’s house panel and time clock, illuminated
during general operating hours (10:00 A.M. to 10:00
P.M., and later for restaurants) unless otherwise agreed.
• All signage lighting should be baffled or concealed.
Light leaks will not be permitted.
• Exposed signage lamps and fixtures are subject to
approval by the Owner/Developer, their architect and City
of Cupertino Planning Division.
FABRICATION & MATERIALS
• Wall signs shall be pegged 1/4” (minimum) from wall
to allow for drainage.
• No part of a tenant sign shall be lower than 9’-0” above
finished floor.
• Signs shall be mounted without visible means
of attachment, unless attachments make an
intentional statement, and/or are shown and described
as such on the shop drawings and were approved by
Owner/Developer.
• All logo images and type styles shall be accurately
reproduced. Lettering that approximates type styles will
not be accepted. The Owner/Developer reserves the
right to reject any fabrication work deemed to be below
standard.
• Signs shall not conceal architectural elements
and/or features.
All sign content subject to approval by the Owner/
Developer and the City of Cupertino.

All signs and their installation shall comply with all
applicable State building and electrical codes, and bear the
UL label or equivalent.
Tenant’s sign contractor shall completely install and
connect sign display and primary wiring at sign location per
Owner/Developer’s approval. Signs are to be connected to
the J-box provided by the Owner/Developer.
All penetrations of exterior fascia are to be sealed watertight,
and finished to match adjacent material.
All signs shall be kept in good condition, free of corrosion,
be legible, adequately repaired and maintained by the tenant
thereof at all times. All repairs shall be equal in quality and
design to the original signs. The standards for maintenance
and repair of signs shall be that which will assure the highest
quality consistent with new Class A office and retail
construction.

• Signs mounted to (on top of) a roof.
• Internally illuminated boxed or flat faced cabinet type
signs. Cabinet signs will not be considered unless they
are a part of tenant’s logo.
• Animated signs: Signs consisting of anything swinging,
rotating, flashing, blinking, strobing, including any
moving electronic message boards or centers,
or temporary lighting, such as but not limited to search,
flood, or fluorescent gel lights.
• Signs mounted directly to an electrical raceway.
• Cloth, paper, cardboard, foam core, gator board,
stickers, or decals.
• Temporary signs such as but not limited to streamers
and inflatable advertising devices or balloons.
• Permanent sign banners are not allowed. All
temporary sign banners for grand opening and special
events will comply with the Cupertino Municipal Code
Section 19.104 and comply with the temporary
permitting process.
• Advertising devices such as attraction
(sandwich) boards, banners and flags.
• No exposed neon, including windows outlined in neon,
or neon “OPEN” signs.
• No temporary or permanent window signs permitted
except where specifically approved by the Owner/
Developer and City of Cupertino Planning Division with
exception of window signs stating the tenant’s hours of
operation. Refer to Page 8 for allowable sign area for
hours of operation.
• Exposed junction boxes, transformers, lamps, tubing,
conduit, raceways or neon crossovers of any type.
• Sign manufacturer’s names, stamps, or decals visible
from the street or normal pedestrian viewing angles.
• Exposed fastening devices, unless integral to the sign’s
design intent.
• Internally illuminated and/or domed awnings
• Any sign that is not in conformance with this Program.
• No tenant identity on awning or umbrellas permitted.
• No silk-screened copy on canopy permitted.

Acceptable Examples
The following list is a broad suggestion of sign design
solutions. All sign designs are subject to the approval of
the City of Cupertino Planning Division.
Design
• Designs that could be described as clean, simple and
contemporary; using modern fabrication techniques.
• Application of materials, finishes and colors as culled
from the immediately adjacent architecture.
Dimensional Letters
• Individual channel letters with light transmitting acrylic
faces.
• Dimensional letter forms with seamless edge treatments.
• Reverse channel lettering.
• Silhouette or halo illumination
Sign Material
• Cut or fabricated steel, painted or unfinished.
• Etched metal or glass, sandblasted glass.
• Dimensional shapes and forms of metal, hardwood,
glass, or other material with a permanent appearance.
• Glazed ceramic tile work forming patterns and/or fields,
subject to height and area restrictions.
Illumination
• Front lights i.e. billboard or goose neck lighting.
• Halo lighting
• Internal illuminated cabinet
Additional Acceptable Sign Types
• In addition to the allowable sign areas described in this
document, each tenant will also be allowed one sign to
display hours of operation or other pertinent operational
information. Sign area shall not exceed 1'-0" sq.ft.
Preferred method: Adhesive vinyl lettering applied to
inside face of glass located at tenant’s primary entrance.
• Internally illuminated menu display boxes of approxi-
mately 1'-2' sq. ft. are encouraged. No acrylic allowed.
One display box per tenant. No taping of menu allowed.

• LOGO - Each tenant will be allowed a logo that is a part
of their building sign. The size of the logo itself can not
be any taller than the height of the sign, and must be in-
cluded in the maximum sign area calculation.
• Major Retail will be allowed to include a separate
logo-only sign. The logo cannot exceed 5’ tall X 5’ wide.
These logos are not included within the maximum square
footage building signage limitation.
• Pads 1,2 and 3, Office 1 and 2, Shops 1, 2, 5 and 6 each
are allowed to include a separate logo-only sign. The
logo cannot exceed 3’ tall by 3’ wide (9 sq. ft.). These
logos are not included within the maximum square foot-
age building signage limitation.
• Power and fixtures are to be provided by tenant. No
exposed conduit or junction boxes. All power is to be
concealed through the building facade.
• A logo sign may only be mounted on the exterior walls of
a tenant’s leased premises.
• Logo signs may not be exposed lighting sources
(such as neon.)

HOTELIn-Line tenants whose facades are designated to have a blade sign (see
chart to the right) are encouraged to provide one.
•Tenant may place blade sign adjacent to primary entrance. Specific
location of blade sign including bracket to property owner and City of
Cupertino Planning Division for review and approval.
•Area of blade sign is not counted in gross allowable sign area.
•Sign panel should not to exceed 3'-0" wide x 2'-0" high x 6" deep.
Bracket is not counted in this measurement.
•Signs may be illuminated by spot light directed at the sign face. No
internal illumination.
•Power and fixtures are to be provided by tenant. No exposed conduit
or junction boxes. All power is to be concealed through the building
facade.
•Blade signs may only appear on the facades designated locations as
indicated on site plan to the right. For specific location, height and sizes
see Tenant blade sign allowance diagram to the right.
•A tenant’s blade sign may only be mounted within the respective
tenant’s lease area.
•Signs may not be exposed lighting sources (such as neon).
•Brackets are to be provided by the tenant.
•The retail components of Office 1 and 2 are allowed one blade sign
each.

Gross allowable sign area is 200 sq. ft. per building front-
age. Refer to Site Plan on page 14 which buildings are each
tenant condition listed below:
RETAIL TENANTS:
PADS & SHOPS 3, 4, 7 & 8 - Tenants in these
buildings are allowed a maximum of two sign loca-
tions, one on each of two separate building front-
ages. 1'-0" sq. ft. of sign area is allowed per linear
store frontage, not to exceed 60% of each frontage
and 2'-6" in letter height.
RETAIL/ IN-LINE BUILDING - In-line tenants are
allowed up to two (2) signs, one (1) sign per
elevation, dimensional letters not to exceed 2'-0" tall
and 60% of tenant frontage.
RETAIL/ IN-LINE END CAP CONDITION - Tenants
who occupy an end cap position in an In-Line build-
ing are allowed one (1) additional logo sign on the
side building elevation.
SHOP 1,2, 5 and 6, & 10 will be allowed signage
on three (3) sides of the building
ADDITIONAL LOGOS - Shops 1, 2, 5 & 6 are allowed
a logo on the fourth side of those buildings. Pads
are allowed one (1) logo on the third side of those
buildings.
OFFICE 1 and 2 will be allowed a maximum of two
(2) sign locations on each building not to exeed
60% of each frontage and 2’-6” in letter height.
HOTEL will be allowed a maximum of four (4) sign
locations (in combination of blade and building
signs) on building not to exeed 60% of each
frontage and 2’-6” in letter height.
THE LOFTS will be allowed two (2) sign
locations (in combination of blade and building
signs) on building not to exeed 60%. Refer to
page 58 for exact allowance.
Sign area shall be formulated by calculating the area
contained within sign panel. No more than eight (8) straight
lines surrounding the outermost extents of the finished
sign. Depth of sign(s) shall not exceed 1'-0" from face of
wall to outermost extent of sign (see diagram below).
Net allowable sign area may be less, but not more than the
gross, based on the following criteria:
A. If a sign band/shelf is provided on a storefront, or an
architectural feature has been determined as a signable
area, the tenant identity sign must utilize that shelf
or feature.
No part of the sign may extend below sign shelf or
feature. Gross allowable sign area may be divided into
smaller signs and placed on different allowable shelves
or features within the respective tenant’s lease lines.
In-Line End Cap tenants will be allowed to utilize any
other allowable elevation within their lease area for
signing.
B. In-Line tenants are encouraged to place their sign on the
bulkhead centered above their primary storefront lease
space.
Sign Height Limitations
Maximum letter height shall not exceed noted 2'-0" for In-
Line Tenants and 2'-6" for Pad Tenants.
Signs should be carefully considered in proportion to
each tenant’s storefront design. This sign program
attempts to encourage tasteful, unique expressions of
tenant identity.
Exceptions to the maximum sign height may be allowed
for exceptionally designed signs subject to the review
and approval of the Zoning Administrator.
All signs subject to the review and approval by the
Property Owner and the City of Cupertino.

• Logo: a graphic representation or symbol of a company
name, trademark, abbreviation, etc., often uniquely
designed for brand recognition. Refer to pg. 10 for
specific sign requirements.
• Sign Area: The sign area is calculated by measuring the
simple-most geometric frame that can be placed around
the sign design.
• Accent Letters: Usually the first letter of a business
name that is larger than the other sign letters for
emphasis. Allowable accent letter sizes will be
determined on a case by case basis.
• Storefront: The side of a store or shop that faces the
public. The storefront contains windows and the tenant’s
primary entrance. It consists of a metal or wood and
glass system with other decorative materials if desired.
• External/Front Lighting: Signage lighting accomplished
by wall mounted light fixtures such as spot lights, linear
up lights, or stem mounted compact or gooseneck
fixtures. In some cases, more than one light fixture will
be required to evenly light the sign
• Internal Lighting: Concealed lighting located within the
sign itself. Push through acrylic, and halo lit signs are
examples of internally lit signage.
• Push Through Acrylic Signage: Translucent acrylic
letters or logos that are placed in an opaque sign panel
and project beyond the face of the panel. The light
source is concealed within the panel and illuminates the
letters from behind. The letters or logo glow.
• Halo Illumination: Channel letters or logos illuminated
using a light source placed inside the channel. The
channel is opaque, and oriented so that the light source
faces the wall. The light washes the wall, highlights the
letters, creating a glow effect surrounding each letter.
• Neon/ Exposed Neon: Open channel letters or sign
panels with neon lighting that is visible to the public.
Junction boxes for neon signs can sometimes be quite
large, and must be concealed from view.
