Subject: Director's minor modification to a use permit (6-U-01) for approval of a
temporary sales office, design center and temporary play equipment.
Chapter 19.132 of the Cupertino Municipal Code allows for administrative
approval of minor changes in a project. The Director reports his decision
to the City Council and Planning Commission in time to allow an appeal
of the decision within fourteen calendar days.
ACTION:
The Director approves the temporary sales office, design center and play equipment at
the Taylor Woodrow development, Astoria, located on Imperial Avenue. The
temporary use permit for the sales office will expire six months from the effective date
of approval.
DISCUSSION:
The applicant, Taylor Woodrow Homes, is seeking approval of a temporary sales
trailer, design center and a tot lot shown on plan set sheet L-l. The design center will be
located in one of the residential units adjacent to the three model homes. Prospective
homeowners will select finishes and upgrades in the design center.
The sales office will be located in a temporary trailer currently located in front of the
three models and will be the point of first contact for potential homeowners. Taylor
Woodrow Homes is installing temporary landscaping to make the entrance more
inviting to the potential homeowners. Another amenity the applicant would like to
install to make the home shopping experience more pleasant is the tot lot located
behind the three model homes. The applicant would like to receive approval for a
temporary tot lot in order begin construction as soon as possible. The tot lot will be
available for use by children of the prospective buyers. After the model homes and the
sales office close at the site, the play equipment will be removed and the area will be
configured as shown in the final use permit approval.
Staff has no objections to the approval. The adjacent neighbors will be notified.
