Subj: File No. DIR-2002-36 Minor Modification of use permit 08-U-95 for
architectural changes, including a 170 square foot addition to an enclosed loading dock
area for the existing Whole Foods grocery store at 20830 Stevens Creek Boulevard.
Chapter 19.132 of the Cupertino Municipal Code allows for administrative approval of
minor changes to a project. The Director reports his decision to the City Council and
Planning Commission in time to allow any Councilmember or Planning Commissioner to
appeal the decision within fourteen calendar days.
Application:
File No. DIR-2002-36: Minor Modification of use permit 08-U-95 to allow
architectural changes, including a 170 square foot addition to an enclosed loading dock
area for the existing Whole Foods grocery store at 20830 Stevens Creek Boulevard.
The applicant is proposing an interior tenant improvement to the Whole Foods Market
along with some minor exterior changes and a small 170 square foot addition to the
enclosed loading dock area. The market is in a planned development zoning district that
requires planning approval for the small addition and exterior building changes. The
proposed exterior building changes are:
1) Close side door and insert storefront windows to match existing windows,
2) Replace both front entrance doors with automatic bi-fold doors and add a new
door to the right,
3) Shift cart corral away from the entrances,
4) Add new storefront window to match existing windows.
5) Add 170 square foot addition to enclosed storage/loading dock area-addition to
match existing building finishes,
6) To the rear, add a new ramp and handrail to an existing roll-up door, and
7) Lastly, add a new rear door.
Of significance, one loading dock will be filled in and used for storage. Whole Foods
indicated it had little need for the second loading dock. New mechanical equipment will
be fully enclosed. No rooftop equipment, that might generate more noise, is proposed.
Additional warehouse space will not generate additional parking demand.
Action:
The Director of Community Development deems the modification minor and approves
the small addition and building exterior changes per the attached plan set titled "Whole
Foods Market, Cupertino, CA" consisting of 3 sheets revised 11/25/02 and labeled A 1.0,
A1.1 and A1.2.
This approval of the modification is effective December 5, 2002. The fourteen calendar
day appeal period will expire on December 19, 2002.
