Subject: Director's Minor Modification, DIR-2002-34, of a hillside exception (7-EXC-98)
to enlarge an existing garage and provide a paving stone driveway and
parking.
Chapter 19.132 of the Cupertino Municipal Code allows for administrative
approval of minor changes in a project. The Director reports his decision
to the City Council and Planning Commission in time to allow an appeal
of the decision within fourteen calendar days.
DISCUSSION:
This existing residence is located at 22820 San Juan Road. In 1998, the property owner
applied for and received approval for a hillside exception to construct a 2}500 square
foot addition to an existing residence located on a prominent ridgeline. The applicant
proposes to enlarge an existing 258 square foot one-car garage by 286 square feet
bringing the total garage square footage to approximately 500 square feet. The
accessory structure containing the garage is located to the rear of the property and also
contains a studio. Although the property is located on a prominent ridgeline, staff has
determined that the additional 286 square feet will not be visible from any of the valley
floor vantage points and will have minimal impacts on adjacent properties.
The proposal conforms to the size and setbacks regulations of the Residential Hillside
zoning district (RHS)} and staff has determined that there are no negative impacts
related to the proposaL The adjacent property owners will be notified of this decision.
ACTION:
The Director approves application DIR-2002-34.
