Subject: Director's Minor Modification to 06-ASA-99 to modify approved landscaping
in front on an existing office/residential building located at 10061 Pasadena
Avenue.
Chapter 19.132 of the Cupertino Municipal Code allows for administrative
approval of minor changes in a project. The Director reports his decision
to the City Council and Planning Commission in time to allow an appeal
of the decision within fourteen calendar days.
DISCUSSION:
Construction on this approximately 4,000 square foot mixed-use office/residential
building is complete. A PG&E transformer was placed in the front setback, which was
not a part of the approved plan. The property owner states that they were not able to
locate the transformer in a less visible location, such as the back of the property, and
that they did not discuss the possibility of under-grounding it with PG&E.
Staff has been working with the property owner to find a way to minimize the visual
impact of the transformer. Initially the owner was asked to decorate the vault with
painted flowers, in hopes that this would improve its appearance, albeit whimsically.
Staff does not believe that this effort was successful, and is approving a white, picket
fence along the front property line and entry way to screen the vault.
Staff is also taking a broader approach to the problem of unsightly transformers and
utility vaults. In the future, the locations will be determined as part of the original
approval for all new development, and under-grounding will be required if visibility is
determined to be an issue.
ACTION:
Staff approves an approximately three foot high white picket fence as shown on Exhibit
A and at the location shown on Exhibit B. The material shall be real wood.
