Subject: Report of Director's Decision Regarding a Minor Modification to an attached
single-family residence in an RIC (Residential Single-Family Cluster) zone
at 10706 Par Three Drive.
Chapter 19.132 of the Cupertino Municipal Code allows for administrative approval
of minor changes in a project. The Director reports his decision to the City Council
and Planning Commission in time to allow any Councilmember or Planning
Commissioner to appeal the decision within fourteen calendar days.
Action Taken
The Director approves the modification. This approval of the modification is effective March
19,2002. The fourteen calendar day appeal period will expire on April 3, 2002.
Background
Modification of Architectural and Site Approval No. HC-51,297.1 at 10706 Par Three Drive to
enclose an existing 100 sq.ft. atrium.
Discussion
The project consisting of 15 single-family residences was approved as part of Architectural and
Site Approval No. HC-51,297.1. The property is zoned R1C-7.5 (Residential Single-Family
Cluster) and modifications to the development are subject to design review.
The existing residence is single-story with an area of 1789 square feet (including the garage but
excluding the atrium) on a 3852 square foot lot. The applicant proposes to enclose the existing
100 square foot atrium. The addition increases the building area from 1789 square feet (PAR
46.44%) to 1889 square feet (PAR 49.04%). The PAR for the residences in the development
range from 43% to 65%. The proposed addition will not encroach into existing yard areas and
the exterior materials and windows will be compatible with the existing residence and
complex. The project was approved by the Homeowners Association on November 13,2001
with the condition that the new stucco walls for the proposed addition shall be consistent with
the existing home. The project is also consistent with Chapter 19.44 Residential Single-Family
Cluster (R1C) Zones. Staff considers that the addition is minor, and does not affect the general
appearance of the area or the interests of owners of the property within or adjoining the
development area.
