Director's minor modification to a hillside exception (7-EXC-Ol) to add a
balcony to the north and west elevations and minor alternations to the
architectural features
Chapter 19.132 of the Cupertino Municipal Code allows for administrative approval of
minor changes in a project. The Director reports his decision to the City Council and
Planning Commission in time to allow any Councilmember or Planning
Commissioner to appeal the decision within fourteen calendar days.
Action Taken
The Director approves the modification, with the following condition:
All conditions outlined in the Resolution No. 6178 shall still apply.
This approval of the modification is effective June 24,2003. The fourteen-calendar day appeal
period will expire on July 8, 2003.
Discussion
On March 24,2003, the Planning Commission approved a modification (M-2002-09) to a hillside
exception (EXC-2002-07) to construct a 3,008 square foot residence on a vacant lot on Mercedes
Road. Since then, the applicant is proposing to add a balcony to the north and west elevations.
The proposed balcony on the north elevation is tucked behind the second story roof and will
not be visible from Mercedes Road. The proposed balcony on the west elevation will face the
adjacent Marianists property. The representative of the Marianists property has reviewed the
proposed balcony and is in support of it.
The applicant is also proposing to add approximately 113 square feet of living space to the
project and some minor architectural revisions. The addition will occur in the crawl space
towards the south and will not be visible from the exterior.
