Subject: Director! s Minor Modification DIR-2003-05 to construct a rear second-story
landing! stairway and door on an existing building.
Chapter 19.132 of the Cupertino Municipal Code allows for administrative
approval of minor changes in a project. The Director reports his decision to the
City Council and Planning Commission in time to allow an appeal of the decision
within fourteen calendar days.
DISCUSSION:
The applicant proposes to construct an exterior second-story entrance with a staircase
and landing on an existing office building. The building is located at the northwest
corner of Pasadena and Granada A venues in Monta Vista. The building is leased to two
unrelated office tenants. One office tenant occupies the ground level space while the
other tenant occupies the upstairs space.
The proposed second-story entrance would allow the upstairs office tenant a private
entry to its space. Currently! the only entrance to the second floor space is through the
front door of the building. The second story tenant must traverse through the first floor
tenant space to the interior staircase. To provide convenience and additional privacy
for both building tenants! the applicant is proposing the exterior second-story entrance.
The interior stairs will remain.
As demonstrated in the included photos! the stairway will not be visible from Pasadena
Avenue and only minimally visible from Granada Avenue because of existing
landscaping. The only property impacted by the new stairs will be the office building
located across the rear parking lot at 21721 Granada Avenue. Staff believes the impact
on the adjacent office building will be minimal. Both office buildings are constructed on
the same parcel with the applicant being the sole property owner.
