Chapter 19.132 of the Cupertino Municipal Code allows for administrative approval of
minor changes to a project. The Director reports his decision to the City Council and
Planning Commission in time to allow any Councilmember or Plam1ing Commissioner to
appeal the decision within fourteen calendar days.
Application:
File No. DIR-2003-04: is a Minor Modification of 06-U-97 to allow certain front yard
improvements to an Oak Valley residence located at 22248 Hammond Way. The
improvements include:
1) Modifying the driveway such that
a) the driveway cut is reduced from 28.5 feet to 18 feet,
b) the average driveway width is narrowed from 13 feet to 12 feet,
c) a parking space is moved away from the front door, and
d) the driveway is redone with interlocking pavers, instead of cement.
2) Building a stone and wood arbor behind the front setback line,
3) Building a fountain,
4) Changing the existing grading to reduce the steepness of the slope, and
5) Changing the plantings per the planting list.
The dliveway modifications are favored by staff. They will improve the appearance of
the front yard, reduce the amount of impervious surface and increase the amount of stonn
water retention on the property. Street parking is created where there was none before.
The arbor, fountain and landscape variety increases the "curb appeal" of the residence
and is in keeping with the elaborate front yards of adjacent neighbors. Staff has no
objections to the rcgrading.
Action:
The Director of Community Development deems the modification minor and approves
the front yard modifications based on the attached plan set titled "Landscape Renovation
Plan for Scott and Kathryn Houghton, Front Yard, 22248 Hammond Way, Cupertino,
CA" Sprint PCS, consisting of 6 sheets dated 1/30/03 and labeled 1 through 6.
This approval of the modification is effective May 13, 2003. The fourteen calendar day
appeal period will expire on May 27,2003.

Re-Iandscaping front yard, 22248 Hammond Way , Cupertino
1. Replace existing driveway.
Existing driveway is cement. It averages 13' wide and flares out to 28 1/2' at the
street. It includes a parking space, which is prominently visible from the front door.
We would like to reduce the average width of the driveway to 12', move the
parking space away from the front door, reduce the street opening to 18', thereby
extending the city curb 10 1/2' and improving the limited parking on our cuI de sac.
We would pave the new driveway with interlocking pavers.

3. Change the existing grading.
Presently the neighbor's property is 3' higher than ours and drops off in 6' for a
slope of 1:2. We propose to fill in for a 1:7 slope
