DIR-2004-32b CITY OF CUPERTINO 10300 Torre Avenue, Cupertino, California 95014 (408) 777-3308 To: Mayor and City Council members Chairman and Planning Commissioners From: Steve Piasecki, Director of Community Development Date: February 11, 2005 Subject: Director's Minor Modification DIR-2004-32 to reface an existing canopy, replace signs and install a new rooftop fascia on an existing gasoline station located at 19550 Stevens Creek Boulevard. Chapter 19.132 of the Cupertino Municipal Code allows for administrative approval of minor changes in a project. The Director reports his decision to the City Council and Planning Commission in time to allow an appeal of the decision within fourteen calendar days. DISCUSSION: The applicant proposes to: 1) reface an existing canopy, 2)replace signs and add a logo sign, and 3) install a new rooftop fascia on an existing gasoline station as part of a new corporate imaging. Staff considers items #1 and #2 minor. The canopy refacing and sign replacement will not significantly change the overall appearance of the facility. There will be one new logo sign on the canopy that is considered by the sign ordinance to be exempt because of its small size and lack of illumination. Item #3, the instaUation of a 4-foot taU rooftop fascia on the building would have a detrimental effect on the appearance of the building and is NOT APPROVED as part of this Director's Approval. The proposed fascia is: . Disproportionate in size to the rest of the building, . Eliminates any consistency in design between the building and canopy, and . Creates a large vertical surface that is attractive for the placement of illegal signs already on the building. ACTION: The Director of Community Development deems the modification minor and approves the canopy refacing, sign changes and logo addition with the following conditions: 1. The approval is based on the attached plan set titled: "ConocoPhillips, Profit Center #2611220, 19550 Stevens Creek Blvd., Cupertino, CA 95014" consisting of DIR-2004-32 Page 2 February 11,2005 ----~~---~----------------------~~~~----------------------------~--- ----,-------------,----~----~~--_._-'-------------------~----~----------- 4 sheets dated 6/04/04 and labeled CS, Al through A3, except as may be amended by the conditions contained hereafter in this approval. 2. The ACM building fascia is not approved. This approval of the modification is effective February 11, 2005. The fourteen calendar day appeal period will expire on February 25, 2005.
