Subject: 10591 De Anza Blvd. Bagel Street Cafe
Bagel Street Cafe is proposing to re-tenant an existing commercial space located
in an existing shopping center at the northwest corner of Stevens Creek
Boulevard and Valley Green Drive. The bagel shop will open from 6 a.m. to 5
p.m. Monday through Sunday. It will have a maximum of 42 seats and 3
employees on site at any given time or shift. A total of four tenants (Bagel Street
Cafe, Century 21 Broker, George K. Salon & Dry Spa and Outback Steak House)
share approximately 73 parking stalls in the shopping center. According to the
property manager, since Outback Steak House opens only from 5 p.m. to 11 p.m.
(dim1er only) and all other tenants (including bagel street cafe) close operations
by 5 p.m., parking will be sufficient. The property manager has been made
aware by the City that in the event if Outback Steak House decides to intensify
its operation (increasing the number seats or open prior to 5 p.m.) and/ or other
tenants decide to open pass 5 p.m., then additional review and approval shall be
obtained from the City of Cupertino to ensure that sufficient parking is provided.
This could potential mean reduction in the number of restaurant seats or further
refinement of hours of operations. The Director of Conununity Development
administratively approves Bagel Street Cafe to operate based on the shopping
center operational information provided by the applicant and property
management.
