Subject: Director's Minor Modification DIR-2004-27 to construct two fences with entry
gates and add concrete walkways for a two unit duplex residence in the R2
zoning district located at 20186 and 20190 Forest Ave.
Chapter 19.132 of the Cupertino Municipal Code allows for administrative
approval of minor changes in a project. The Director reports his decision
to the City Council and Planning Commission in time to allow an appeal
of the decision within fourteen calendar days.
BACKGROUND:
The R-2 zoning ordinance requires that structural changes in this zoning district receive
Architectural and Site Review by the Design Review Committee. Due to the minor
nature of the proposed changes, a Director's Minor Modification is appropriate.
DISCUSSION:
The property owner of this two unit duplex residence proposes to construct two
6 foot fences with entry gates and concrete slab walkways in front entrances of the two
residences. The concrete slabs are proposed to enhance the usability of entry space for
one of the units. The walkway concrete slab is proposed to create easier access to the
two units from the street.
ACTION:
The Director of Community Development approves the project.
