Subject: File No. DIR-2004-20: Director's Temporary Use Permit to allow the
establishment of two temporary recreational vehicle (RV) sales events on a
vacant parking lot at the southeast corner of Valleo Parkway and Wolfe Road
(aka the Rosebowl Site).
Chapter 19.128 of the Cupertino Municipal Code allows for administrative approval of
temporary land uses. The Director reports his decision to the City Council and Planning
Commission in time to allow an appeal of the decision within fourteen calendar days.
DISCUSSION:
File No. DIR-2004-20: Director's Temporary Use Permit to allow the establishment of
two temporary recreational vehicle (RV) sales events on a vacant parking lot at
the southeast corner of Valleo Parkway and Wolfe Road (aka the Rosebowl
Site).
The applicant, RV's of Merritt, proposes to hold one 10-day and one 8-day sales event
for the purposes of selling RV's at the Rosebowl parking lot site at Valleo Fashion Mall
on October 22 through Oct. 31, 2004, and March 18 through March 26,2005. Two
previous sales event were held by this applicant at the same site in June and
July / August 2004.
The events are held from 10 a.m. to 6 p.m. daily with separate areas dedicated toward
RV display (70 motorized RV's and 14 trailers) and customer parking. A sales trailer is
also parked on the site with sales reported from a Cupertino address. Up to 15 RV's
are expected to sell per event. There will be no food, cooking or entertainment
provided.
Sales advertising will be done via newspaper and radio spots. Onsite advertising
consists of only a sales banner on Wolfe Road and Valleo Parkway and directional
signage on Valleo Parkway.
ACTION:
The Director approves the application, file no. DIR-2004-20, based on Exhibit A and the
following two conditions:
1) No vehicles shall be parked in landscaped areas, and
2) That the applicant obtain prior County Fire Deparbnent approval of the vehicle
layout.
3) RV's sold at the events shall be reported to the State Board of Equalization under
the Cupertino location.
The 14-calendar day appeal period expires on October 18, 2004.
